yes, carpark must pay extra

Yes, amazingly, you have to pay extra for carpark! Crazy.
Super old interior, place not really that secured due to one security guard, 2 entrances, condo not really secured. With the pubs around the condo, place not really that safe.
Recent prices for the place keep dropping, and yet the sellers keep asking for higher psf. Crazy again. Did I mention poor rental yield?

old condo

Old condo. Minimum facilities, only a small gym and a small pool. The pool toilet looks worse than coffee toilet. Forget about sea view or any view unless you are on the penthouse.
Entrance and exit to carpark is small and tight with lots of cars illegally parking along the road.
Most important of all, if you are buying for investment, the rental yield is really low for the amount that you are going to fork out to buy.
Rent maybe, but purchase for investment, you can forget it. Look elsewhere, better value.

run down place.
if u buy, big renovation required.
small gym.
apparently apart from the maintenance fees, i was told that you need to pay for monthly car park lot???
most levels views are blocked by tall surrounding buildings.
noisy construction.
next buildings bought by far east, so expected be surrounded by even taller buildings and blocked all views.
trying to sell at a premium price due to location but it is not value for money. next door palladium is so much newer, nicer and better.

Jewel of Katong

Strongly recommended to Western expats and / or to Koreans students or expats. Located at the heart of Katong.
Convenient commuting to city by car or public transport even though lacking an mrt.

Unit is nicely spaced out to accomodate 3 bedrooms and 3 toilets.

This location is definitely the best if you are looking for good food outlets, shopping. Very near to East Coast parkway sea side.

This area definitely has great potential for future development into an exclusive private living with very high value within the very short term.

Definitely value for your money at today's selling prices !

Quiet, pleasant environment. Decent sized pool and gym. Unlike many newly built condos, no wasted space in balconies and planters, and no tiny rooms, and the unit layout is fully utilised in a sensible way. Looks bigger than other supposedly bigger units.

But they say the thing about property is location, location, location, and it's really hard to beat this place for location.

Just across the road from Parkway Parade and Marine Parade Central, and on the other side, all the East Coast Road food outlets, plus the upcoming refurbished Katong Mall, with cinemas and supermarkets. If you like the seaside, it faces the sea and is walking distance to East Coast.

Also walking distance to Tao Nan School, which means it's always in demand from anxious young parents, and lots of other good schools nearby - Katong Convent, the IP program at VJC etc. If you work in town, it's also a really short drive to the CBD.

To top it off, it's even reasonably priced compared to its neighbours! I like!

rental yield is low. only 2.5k for a 900sqft unit. over priced if over 920psf. very old design, low light, small windows. living room quite roomy for similar type design...square. development looks very old for its age.
I recommend this building for: Students and Asian Expats.
