Is this really a luxury condo?

I have seen this condo when it was soft launched. The location is excellent and facilities looked impressive but I was rather surprised that it does not even have a underground carpark. It has a multi-story carpark though (just like its neighbour, Simei Green which is a EC). The neighbouring Modena and Tropical Spring both have basement carparks. May be I am a bit spoilt but when the better units are located far from the MSCP and those closer to the MSCP is also closer to the train track. Its a big dillema. I will probably wait for completion and see what is it like. Its good for those who don't drive due to its proximity to the MRT station.

For now, I am not convinced this is a luxury condo.
I recommend this building for: Outdoors & Activities, Families with Children, Western Expats and Asian Expats.

GOOD RENTAL YIELD

wITH THE SURROUNDING CONDO WHICH ARE QUITE OLD, THOSE NEWER ONE LIKE VERY FAR FROM MRT AND THE MALL, THE DOUBLE BAY IS JUST RIGHT TO BE NEW, MODERN AND ACCESSIBLE. THE RENTAL RETUEN SHOULD BE ABOVE 4% AND GOOD AREA TO STAY IN, 2 BEDROOM SIZE AT 936 SQFT FAIRLY DECENT IN COMPARE TO THESE DAY THOSE MICKY MOUSE HOUSE... THUMB UP

Unblock stack 31 and 31

I agree with Lynn.

Stack 31 and 32, above 6th floor will have unblocked view, and the furthest from the MRT track. Stack 32 has no west sun and is looking over Simei Green's tennis courts. Will be very quiet and private.

For those who are concern over Simei Green's rubbish centre, it is closer to stack 28.

In my opinion, units at stack 31 and 32 (abv 6th flr) are the best stack in the project. That's why they are quite rare in the market.
I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

Stack 31 and 32

Stack 31 and 32 above 6 flr has excellent privacy because it is above Simei Green Carpark! Thiese 2 bedrooms stack is also furthest away from MRT track!

Still affordable

Rental yield is important for suburb condo. Rental yield around Simei MRT is much better than those FH condo at Flora Road / Changi Rise.

Pros

1. Walk through sheltered park connector to MRT (300m) & Eastpoint shopping centre, Expo and the future 4th uni (2015)

2. Cycle on park connector to East Coast Park / Bedok
Reservoir

3. Fantastic landscape / facilities - 5-storey waterfall, preserved old tree in swimming pool, 50m lap pool, clubhouse roof garden and elevated sports deck. It could be better than or as good as Savannah CondoPark.

Cons

1. Those facing the Simei Green MSCP, rubbish centre, water tank better dun touch (stack 28, 31, 32, 35)

2. Those immediately besides MRT track e.g. sacrificial blocks 17C, 19, 21D will be very noisy + west sun, blocks further inside will be much better due to the blocking of MSCP + these sacrificial stacks

3. Certain stacks are very close to each other (~ 20m)

Net net, it could be a great investment if you are careful about selecting stack. Just put yourself in the shoes of the tenants.

Price Hike

With recent price hike, Private condo likes The estuary near Yishun launch Mar 10 average price goinng above S$750 , Any comments for DoubleBay , since its location far better than The estuary & the laucnching price is much lower also....
I recommend this building for: Peace & Quiet.
