Overpriced

D'Lotus seem to be overpriced!! Selling at $1,200psf with only a swimming pool and a mini gym; maintenance fee at $3++/mth!
Noticed both sides are light industrial factory and opposite is a temple. Opposite new construction site starting soon and expected noisy works for the next few years. I recommend this building for:

Quiet and Peaceful Environment!

A nice and small project within a peaceful environment. Only 5 minutes walk to the popular Whampoa market & hawker center. Close proximity to NTUC! Well connected by buses from St Michael Bus Terminal to Orchard Road and Shenton Way. Very near to famous Balestier eateries and yet quiet because it's an optimal distance from the main road. Also near to Shaw Plaza with cinema and Japanese restaurants. Property is way under valued compared to the other private properties around Balestier. With the surrounding area slated for residential development, upside potential in the next few years is expected to be pretty good.

Not too bad

Not too bad a project. Only thing i wanna complain is the gate is always closed making visitors need to wait for around 30 seconds for the gate to be open. Other than that i feel the place is very good.
I recommend this building for:

Surrounded by industrial warehouses

Not a great location - its on a way way street so you really have to go around the traffic of Baliester especially if you are coming from the CTE / Moulmein.
Also for kids and families not the most suitable area as the condo is smack in the middle of industrial warehoues - if you dont have a car then the Novena MRT is atleast 20mins with no bus from this condo to take to Novena
Considering the condo is only 1 year old, the maintenance is really poor - if you look in detail the upkeep is not really good. I recommend this building for: Students.

D lotus is one of the rarest find in D12.
Situated behind Curtin University, D'lotus is only 5 minutes'walk to famous Whampoa Market and many famous food fare (Chicken Rice, Bak Ku Teh, FIsh head soup).
No MRT station nearby? No worries, there is St Micheal bus interchange just 5 minutes away. Just outside D'lotus , there is Bus 186 that brings you to Shenton Way (Marina Bay IR) in 15 minutes. Also Bus 124 brings you to Vivo CIty ( Resort Worlds IR) in 30 minutes. Why insist to have a MRT station and pay $200 psf more?
Living at Balestier/Whampoa offers you more. It saves you more money, just one road between D11 and D12, will save you 20% to 30%. With the city growing, D12 is the place to invest in to get better returns, in term of yield and capital appreciation. Save that $100k for that beautiful car you have been eyeing or that dreamy renovation you want.
With an optimised layout, you do not pay for unutilised space. No big balony, only a small planter box for your plants.
