Perfect Little Gem

The 3 bedrooms unit have 2 very spacious rooms. The 3rd one is more of a child room but it's not unreasonably small.
The kitchen is nicely L-shaped with lots of light from the window in front of the kitchen sink so you do enjoy a nice view while using it. Also the bomb shelter and kitchen balcony offer much space for storing and laundry/clothes drying.
The living room has beautiful marble throughout. Its a very light brown color matches well with the light brown doors' fixtures. The whole unit is full of warm sun light and the windows are well positions so, by opening opposing ones, you get a nice draft as well.
The main bathroom has a Jacuzzi and a shower. The other bathroom only the shower. Both showers have expensive glass doors and nice bathroom fixture throughout.
Finally, the balconies offer lots of space. The front balcony faces the pool, so when you are outside sipping your cappuccino in the morning or dining "Al Fresco" in the evening, you always have the charming water feature in sight.
On the back balcony I have installed bamboo blinds throughout and I've place my private gym there :)
It is true that the AC ledgers and bay windows take up space but isn't this the same everywhere in Singapore? and a common to all developers?
The parrots from the neighboring house were removed in 2010 by NEA. The reason I'm staying here is because it's super quiet. I don't mean it lightly. I mean it's like a perfect tropical resort with peace and silence, even with your doors open; and I haven't even mentioned the nice vegetation throughout the property.
Finally this is probably one of the last properties in Singapore (at this price point) to have an underground parking. Absolutely every other new property is nowadays built on top of unsightly columns at the ground level where cars are parked, making them all look cheap.
Considering the fact that low-quality properties in nearby Farrer Park sell for 1,400 PSF, this is an absolutely bargain at 1,100 PSF.
I recommend this building for: City Living, Families with Children, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

Nice place to stay

Good view of IR and fire work from the unit. convenient as wet market, NTUC, 24 coffee shop just beside the project. Going to shopping mall is very near. Eg like City sq, Mustafa, United sq, novena sq. I need not spend so much on project at D11. Here is just as good.
I recommend this building for: City Living, Peace & Quiet and Western Expats.

Nice small boutique apartment but rooms are unrealistically small. Balcony has good view of pool but persistent parrots noise from nearby neightbour (throughout the day) are spoiling the ambience.
I recommend this building for: City Living.

Good for singles

Facilities: This development is equipped only with a swimming pool which was remarkably large considering the size of the development. A nice touch was also the provision of an electric BBQ grill.

Interior: The 2 bedroom unit came with good fittings e.g. Daikin inverter aircons, etc. However, I was disappointed with the layout as the rooms and living/dining area was extremely small since there were alot of space wasters like aircon ledges, bay windows, bomb shelters, etc.
I recommend this building for: City Living.

For those who love BIG balconies

Good fittings and fixture but not much facilities, only a swimming pool. Cannot understand the huge balconies which is close to 200sft, leaving a 50sft 3rd bedroom (??)
I recommend this building for: City Living and Western Expats.
