Just inspected the condo.

Pros
Full condo facilities including tennis court
Near future Hillview MRT station 2015
Big apartments with square layout
Value for money at S$700psf for freehold. Dont know why there are people willing to pay S$1,050 psf next door at Hillvista which is not full facilities (no tennis court).

Cons
The common areas are not well kept rather run down
Monthly mainteance cost high.
Facilities are in dis-repair. May improve later as MCST are looking at replacing equipment. I recommend this building for: Outdoors & Activities, Families with Children and Peace & Quiet.

We have taken a two year lease and found it a despairing condo we have ever lived in singapore.

We have been living here for one year so, unluckily still have a year to go.

First of all, the facilities are poor.:

Swimming poor is small.
All the equipments in the "already tiny" gym are mostly breakdown. The replacement speed for new machine is frustrating.

As a lazy person I am, can still endure no workout at the gym or swimming poor. But sometimes, when I feel like to do some exercise at the gym, it's frustrating.

Secondly, peace means inconvenience:

There's nothing around except a lousy,small, expensive 7-11 at 8-10 minutes walking distance. In the 7-11 area, there're 3 stores: a Malay eatery (cheap) , an italian restaurant (expensive) and a pet shop. That's all what you have.

To reach the the supermarket or traditional you will need to take a bus or a taxi to bukit batok centre.

Third, it's a small condo that everybody shares a higher cost of maintenance and management fees.

The maintenance (management fee) is shockingly high, my neighbor told me she's paying more than $900 every two months for her 3 bedroom unit.

I'd recommand this condo only to those who have a car to go around, who don't care about swimming poor or gym and who don't mind paying for $900 maintenace fees every two months. I recommend this building for: Peace & Quiet.
