Its just an Apartment but Condo Price

Please give this place a fair rating and give truthful comments.

I stayed in Jurong and i can't wait to shift to the east. Air is bad from industrial area, and worse, plus noise from the main road and occasional jets.

The exterior looks indutrial. No matter how nice the interior is, it is still considered as an apartment, meaning there's too many units in the plot, leaving little common space. That is cramp. But you are paying condo price!

For the location and price, try Lakeshore and Lakefront, both are condominium status (U can check this in properyguru). Lakefront is quieter as its nearer to station than the track. Which is a huge difference in terms of noise.

Scarey price !!!!!!!!!

Think the price is really scarey for a 3 bedrm to transacted at 1.3Mil. Been to the interior as my friend is the landscaping contractor. Nice and atas looking interior. Lovely pool and good squarish layout but the price is way too scarey. Sigh...

A relaxing lakeside lifestyle

Caspian is a house that I never regret buying despite many negative feedback during launch. It being the newest condo at lakeside and JLD development, can enjoy a relaxing lifestyle and yet have the capital appreciation with JLD development which already in progress. By looking at Lakefront's price and the upcoming to be fiercely contested land at Jurong East, Caspian can continue to ride on such price appreciation. I have received many offers of upto > $1000psf but i am not selling as is quite difficult to find a house that is so nice a lake to relax and also good capital appreciation. Looking forward to move in.....

WOW! TOP June 2012!!!

Thanks Bro and Sis for all the pictures in Caspian Blog! Impressive interior with many water features. I think the Cabana in the middle of the pool and island is cool! Another feature is the sunken Gym which I think I will spend my days working out. Hopefully can spot some hunks!!!

Caspian vs Parc Vista

Just my honest review on 1 of the few west projects my family is considering.

Parc Oasis is too old and looks run down and not to forget a sum in renovation. Never consider Summer dale and Lakeholmz. Most prob the exterior and interior outlook is not my liking. Parc Vista is almost the same price as Caspian. I heard its a EC. Nicer outlook but if I can get a new place with almost the same price why not? Centris and Lakeshore 3 bedders seems smaller. The nice lakeshore units face the hot sun. ARgh!Also Centris price is abit off. I also dun wanna stay in crowded place. My last offer to a 3 beds in Caspian was 1.1m but turn down by seller. I am currently offering 960k for a parc vista 3 bedders. No choice as I am in need a place to stay.

Beautiful place with good location

Caspian is going to TOP. And I have no regrets buying a unit there. My only regret is not buying it during launch and not getting another unit. Why? cause Jurong is set to be the second CBD of Singapore and with all the hype about lakeside lifestyle living, you can be sure properties in Jurong will only appreciate and not the other way round. And what air pollution or airplanes noise? I have stayed in Jurong all my life and do not have such issues and the only airplane noise and air pollution is more from ntu and boon lay area. With the new JE plot to be bidded at possible OCR record high prices quick get a unit here before prices escalate even higher. And btw, the layout n space in Caspian is pretty goof, unlike Lakefront

Gone were the days where you can get $800+ psf already. We need to live up to reality! Unless you opt for EC... Caspian being next to MRT station, being Frasers project etc , how can you expect to pay anything less than $1000 psf? Moreover TOP is nearing so will you pay $1000 psf for a project that you have to wait for another 3 years or one which you can move into in the next few months? My 5 cents worth of comments.....

Caspian TOP soon!

I am a new owner and amused by the recent comments here. Also realize so many reviews on this condo! Wonder why.....
Bought my 3rm unit few months back n never regretted. Initially was hoping to get it at 1 mil or less but no seller is willing to let go... very frustrating hunt I must say. Finally got one at slightly over 1 mil after spending several days convincing seller!
If u r one of those who r still day dreaming that u could buy it at 8xx psf or 3rm at 1 mil or less.... please continue to day dream n do not post nonsense here.
With all the upcoming projects near Caspian n prices of new condos setting at abt 9xx or 1xxx psf, no sellers would let go of their units at below market price or below valuation.
Fire sales coming? unlikely as many sellers have holding power as they bought it at affordable price in 2009.
Enough said, really looking forward for TOP in Jul or Aug 2012....

Booming Lakeside

Caspian condo has the spacious layout compared New launch.
Caspian still has price appreciation with Lakefront TOP and Jurong East bidding expected to be fierce.
Buyers with see the big difference in layout when lakefront TOP.
Many buyers now eyeing Caspian knowing there is huge potential.
Jurong lake make over is in the pipeline. Tuas biomedical park 2 and medtech already in the pipeline.
Actually don't have to mention here, in fact all those who wants Caspain badly knows the information and just trying their luck in blogs, forums, etc.......
Centris even got bloggers saying about the industrial smells, wow, what good imagination.
More negative post only shows greatest interest.
Average projects will not have much of such comments.

I am sorry some made only 800psf. Psf average is about 1000 now!Don't you know TOP is this year July and not next year ? panic sale? I tot owner have holding power due to progressive payment? Thank you for all the attentions given to Caspian. Price is growing base on real transacted caveats which is transparent when you google it. The only regret is I should have gotten one more 2 bedders instead of opting for another project in North which had already TOP.

I work for the Jap construction firm for Caspian. All I can comment for future neighbours and of cos sour grapes outside our fence.. You will be impressed by the landscaping! Catching the water features along the MRT? Nah wait till you step inside :)

Living in Caspian

IThe property is going to TOP soon. This is such a beautiful condo with a very beautiful swimming pool and good size balcony.

It is just 3 mins walk to Lakeside MRT and there is a park connector which connects to the Jurong Lake. The price is reasonable vs another newer development next door.

The sizes of the 2 - 4 bedders are also very spacious vs newer condos nowadays. Rental yield is also gd as this is near to mrt.

Lastly, there is a top primary school Rulang Primary School and Canadian International school nearby. What more can you ask for? Gd school, gd transportation and future jurong lake district at your doorstep.

There should be more rooms for capital appreciation. Thumbs up if you are getting for investment or for own stay. For now, i thinking of getting it for own stay!

Caspian - lucky I let go..

I let go this unit at 800psf & made a quick buck. TOP next year owners already on panic sale, but no ones gonna buy at 1000psf, rather buy Keppel which is nearer & can see 'water' the only regret i have is there is a top primary school within 1km, nothing else impresses me, the design will look really ugly, not much effort put into building design I guess.

My honest views

No doubt I am also looking at this development, however my reviews here are my honest and objective opinions. I am not trying to do funny thing.
1) As most of the reviewers have stated, it is near to MRT not too near will be noisy;
2) As for the outlook of this development, I wish it is still acceptable to me;
3) Another point of my consideration is, noise from the Jet fighter planes might be another concern. As I understand it is very near to the landing path of the Jet fighter planes.
4) As I am leaving in the west and work in Tuas which I never notice air pollution is a problem there.
5) Another concern, after Lake front development TOP, traffic might be a concern if everyone rushed out using the one and only road (Sorry, I don't know the road name but I guess you know which road I am referring. :)
6) Finally, the PSF, oh my! from last Dec 2011, it is about average $858 and now is $1000? Is someone trying to try their lucks or do something funny?
7) I can't too much on the internal as it is not TOP yet. Hope to view some of the units and see if the noise from the MRT track is acceptable or not. But the price is still too high.
These are really my honest views, not trying to bring down the price, which I hope the prices will drop and just to share my views over this development. :)

Is this an industrial Condo?

As I was passing by the condo the other day, I find the facade looks exactly like a Jurong flatted factory. Really pity those future residents staying at those units facing the MRT tracks,just barely 10-20 metres away from their units. Probably, they'll need to go for hearing impairment checkups yearly. Those staying at the units facing inside will not be spared either when they realise how near the opposite block is facing their unit. Privacy will be an extinction for them. The project is just super super cramp. The air inside the condo will just be stagnant with zero wind, a good breeding ground for household moulds. That's how they can squeeze 712 units into such a tiny land area.

Caspian, preferred choice?

I am currently living nearby Caspian and looking for condo in Jurong area.
The followings are my observation on Caspian.
1. Near to MRT station is good but too near to MRT track is bad.
2. Narrow main entrance and yet surrounded by buildings make Caspian undesirable.
3. Design and layout of the project look like walk-up apartment with superfacial glass windows but with no adequate cross-ventilation.
4. Cars driving in and out from lakeside dr to yuan ching road is another hurdle, especially after 6pm.
5. Close proximity to Jurong Lake Park is good.

FUTURE CBD WITH LEISURE

Caspian is located near the Jurong Lake that lots of developments are implementing now.
Canadian school was put up and ready to open.PSLE top school is nearby too.
Jurong Lake area will definitely become second CBD of Singapore.
Minutes walk to Lake Side MRT and amenities are located nearby.
Convenient for expatriates who working at Jurong Island and western industrial zone so that good rental yield is definitely there

Seaching for Lakeside condo

Search for Lakeside condo for sometime with a friend. He bought Mayfair few months back as urgent need after selling HDB.
For me still looking and for newer ones as my preference and for own stay. Most nearby developments are coming to 10yrs and Centris out of my reach. Caspian pricing is still consider not unreasonable and size is good unlike newer developments. Of course everyone needs differs. IMHO, like Caspian is new, good conventional layout, not kitchen is living room. Lakefront as very much higher psf and living only fits in 2 sitter sofa. My choice is clear and waiting to fulfil MOP before buying.
Every needs differs.

Jewel of the west?

Not sure whether it's indeed jewel of the west. Bought a unit recently after agent convinced that it will be ready in mid or late 2012. Official TOP is 2013. To respond to RC, you left out two good schools, ie RV and RL. Pl go check out and both are top tier schools.
Have been reading reviews here for a while. Realized one negative review dated 18 Oct was removed. Not sure why. Probably writer was convinced that it is a good condo after all.
Whether it's jewel of the west, it's up to individual really. If you feel that the location is not ideal and deco is not up to your expectation, pl dun buy caspian. Try sentosa cove or sliver sea or condo in district 9 or 10.
If it's within your budget, ie 8xx or 9xx psf, and a good condo for your family, then it's a jewel to you.

Average property blown out of proportion

Some of the comments here are really weird. Comments about good school and good rental yield are absolutely baseless. The building will only TOP in 2013 and comments here say it fetches 'good rental yield'? And then you look around you... I didn't know that the Yuan Ching Sec Sch, Yuhua Sec Sch, Lakeside Pri, Shuqun Pri are sought-after schools? Also don't understand how being near the Canadian International School has any special effect there. This is completely different from those properties near the famous primary schools - doesn't mean that as long as an apartment is near a school must mean 'great potential'. This place is not even near any mall. I think Ivory Heights condo's location is much better! Rather worrying that over 300 units are listed for sale. Definitely an over-speculated project!

I read the reviews and I hope ppl who wrote reviews can be responsible and fair. I choose Caspian because of MRT. Good school and good rental yield. IIf you are trying hard to pull the price down, I suggest you go get a EC or HDB. If cannot afford. Don't buy. If really can afford and want nice view. I recommend Sentosa Cove.

After reading the last two negative comments, I some how feel that they are just trying to 'poison' others that this new condo is not a good choice. Probably also to discourage others not to choose it so that the price will stay ard 8xx or lower. They have their own agenda of course. Well I am looking for a suitable unit there to be honest. Main Consideration is it is near the MRT and good primary school. And of course, it is cheaper than lakefront which will be ready two years after caspian's TOP. My 2 cents worth views.

When there is a demand, the price will definately be high. But when you compared to lakeshore or Centris, then I will say it is overprice. If you are paying for a 1.2m unit, I find it petty for remark like the living room is not marble.

This property is clearly overpriced. Views are either blocked by negihbouring projects or facing the MRT track. Moreover, it does not come with marble flooring in the living room, only homogenous tiles. If property market falls, price will likely to spiral.

I think Caspian is a good investment and a safe catch. Comparing 3 bedrooms at Parc Vista transacted at 980K, Parc Oasis 1.05M and the overly priced lakeshore and Centris. In 10 years when Jurong Lake is fully developed, it will be one of the few young condo comparing to Summerdale, Floravale, Centris, Lakeshore, Parc Oasis, etc

I love lakeside and MRT nearby

I chose Caspian because of the following reasons.
1. There is air-pollution. But 'frequent rain' in the area clears the air and cools down the temperature.
2. The 'lake' is quite scenic and a restful site for modern living.
3. Five-minutes-walk to 'MRT' station ( furthermore it is green line) provides a convenient and fast transportation means.
4. Big 'shopping' malls and wet-markets (within walking distance) and braches of major banks are within 2 kilometers.
5. PIE, KJE, AYE are near to access.
6. It is close to my hubby's working place.
7. The price was very affordable for owning a condo at this time.
8. Future CBD and jurong-lake-development-plan are attractive points for investment.

I used to live in Jurong area and conducted an experiment. I placed a coin at the window for two weeks. Imagine my great shock, 0.2 cm of soot accumulated on the coin's surface.

I have since moved to the east as I do not wish to have soot accumulating in our lungs. My family's health and safety is top of my consideration. I do not know the situation now, but am surprised everyone sounds so excited living in the Jurong.

GOOD VALUE FOR OWN STAY AND INVESTMENT

Caspian is located near the Jurong Lake that lots of developments are implementing now.
Jurong Lake area will definitely become second CBD of Singapore.
Minutes walk to Lake Side MRT and amenities are located nearby.
Convenient for expatriates who working at Jurong Island and western industrial zone so that good rental yield is definitely there.

Great Buy

Bought a unit.
Look forward to staying there.
Finally a place near MRT and near canadian school.
My child's going to Rulang - a top tier primary school - & I do not need to do volunteer cos within 1 km.
Plus science centers going to be opposite. Amazing.

It must be crazy to buy a 99 yrs lease at $1k and above per sq ft. What more it is located in Jurong be it near MRT as it takes a long time to city area.

Caspian is a safe catch for those who bought at $850psf and below. There is no issue of rental here, and the area will be transformed in a few years time. Can sit and wait for it to unfold and reap our profits...

When Caspian was soft launch, I remember I asked the Agent to quote me a unit stack 6, facing pool view. The price is about about $850,000. Now after the THE LAKEFRONT RSIDENCES is launched by Keppel, it has sold 320/400 units and the sale is still growing strong. Price is sold at $1020/psf.

I believe after a few months when THE LAKEFRONT is fully sold and Investors start to gain some profit by sub-sale the units,can you imagine the price they are going to sub-sale few years later?

By then, can you imagine the sub-sale price from Caspian?

For Caspian, is the amenity, the MRT, the breathtaking scenic Lakeside park (go take a stroll and see for yourself the change), the on-going development that are going to sell, not really the unblock view. View is good and will provide some price premium, but is not the key. On top of that, is good to have a good brand like Keppel to be in, as it provides a further endorsement on the location quality and the government development works. Go further down and take a look at the Jurong Gateway, which are transforming rapidly. Yes, the cooling measures will somehow cap the price but I somehow have the feeling that Keppel project will be well received, and this will bring up the price of the nearby project, not only Caspian. The selling price of Caspian need not have to be the same as Keppel, but if Keppel is able to do 950 or better, what do you think Caspian will be?

Value for money. Difficult to find an under construction project just 3 ,
Mins walk from MRT below 850psf nowadays. Good school like River Valley High and Canadian International School nearby. Well known developer. Will see more potential once Keppel launch their project next door.

I am really excited about the future Jurong Gateway and lakeside development. I can really see myself raising my kids and retiring in this area.

Not worth to invest

We are very glad that we did not make any purchase during the launch else we will definitely regret. Instead we bought one unit 2 bedders at Parc Oasis at a very afford price. Very good location and good lakeview. Our whole family are very happy and hope there is no end bloc for this development in the near future.

Overpriced Development

Totally blocked development.

Back and Front blocked by MRT and Lakeview Condo. Right hand side block by Lakehome and the Left hand side (now empty state land) will be block by Keppel's new development.

How can this property worth near 800psf. It only worth 700psf.

Those who brought this property will be "Super Regret".

Do not recommend this property for investment at all and don't mentioned own stay.

Good for Investment

The breakeven psf for Keppel would be ard S$850 the only way Keppel to make profit is either build more unit to level down the breakeven which mean smaller unit or differentiate it customer frm caspian. Eg lifestyle, design...No matter what approach Keppel use it will draw new potential buyer to the area. We cant ignore the rest of competitor as well eg, lakeshore, lakehomes. The only catch is Keppel result is not there then it translate a message tht the demand for the area has diminishing.

Caspian condo is now presently selling at around $785 psf.I predict that the price will go up to $850-950 psf once the Keppel land is launching it new condo beside the Caspian.Keppel might sell a unit at around $900-950 psf and that will push up the prices for the condo around the area.Worth consider to buy for investment or own stay.Points as below:
- Master plan to transform Jurong Lake District into a unique lakeside destination for business and leisure.It comprised of Jurong Gateway(biggest commercial hub outside city),.
- Travelling to other parts of Singapore is convenience,as it is right beside Lakeside mrt & a nearby bus interchange at Jurong Gateway,together with Expressways like the PIE & AYE.
-All amenities (market,shop etc) can be found in the area
- Prestige local & internatioanl school (Canadian international sch,NUS,River Valley High sch etc.
GOOD for INVESTMENT & OWN STAY
