I guess that you are an agent. I was also a tenant at 50 Casa Merah and I just moved to 54 Casa merah as my former owner was asking for an increase of 40% based on what agents told him! I just signed for a much lower price (higher than the previous rent I was paying though) for a nicer unit, high floor and view on the landed properties.
1) I have a baby and I can tell you that the
construction beside is a little noisy
2) I understand that prices on URA website are based on what is declared for the stamp duty right? If yes, it takes into account the amount given if it is at the market rate or higher. Therefore, when a tenant gets a lower price than the market, it may not be taken into account immediately. Am I wrong?
By the way, the unit I used to rent is still vacant after one month! I recommend this building for: Families with Children, Western Expats and Asian Expats.

Rental is no longer cheap in S'pore. If you can't pay, then move on. Refer to URA website for a clearer understanding.

There's nothing noisy about the construction, which is very far away and blocked by D'Manor.
CM has apartment status, so does The Orchard Residences, Scotts Square, St Regis Residences, Rivergate etc. Do more homework and you will know how the way condos are being classified. Optima has condo status but do gauge yourself which is better.
To that reviewer ES, no need to go around knocking down other condos in this area and talking up Tanamera Crest, the transacted price reflects the demand.
All i can say is Tanah Merah as a whole is a cozy, quiet neighbourhood whilst within walking distance to an MRT, and a stop away from business park, shopping centres and future university. You do the math. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

I stayed for 2 years at block 50, facing landed properties. Be careful, owners are asking for crazy rental increases following agents's advises but I know owners who have their unit still empty after more than a month (level 9)! Moreover, there is now a construction on landed propery side near Bedok road and it will be more and more noisy. Don't overpay (I paid 3.3k for a 3br)!

The main plus point about Casa Merah is the proximity to the MRT. While it is relatively new with many facilities, most units are small and crampy, and there is not much privacy as the units are built very close to one another. The balcony is good especially for those facing the landed properties, but then you got to face west sun. In terms of view, the nearby condo Tanamera Crest has th best for those units facing south/south-east, with landed properties + pockets of sea view for high floor units. In terms of convenience for food lovers, not as convenient compared to The Tanamera & Tanamera Crest, where you are really spoilt for choices.
Overall, I would consider it mainly from investment point of view, but definitely not my choice for own stay. I recommend this building for: City Living, Families with Children, Western Expats and Asian Expats.

Why pay more?

Stayed there for one year and moved out because of mysterious noise in the wee hours and total lack of privacy. The layout is such that you can look into each other's unit. It has nice balconies but hey, residents are using them to hang their clothes despite repeated reminder and plea by the management office. Really make you feel like you are staying in a HDB flat. Talking abut HDB flat, don;t you feel that it has striking resemblance with the recently completed DBSS at Simei, Parc Lumiere?

Nice condo and surroundings

Location is good as condo is nested in an estate of land properties. Quiet and peaceful yet all amenities are a stone throw away. There will be altogether 4 condos in this location in future and i personally think Casa Merah stands out from the rest. East Meadows - looks aged, Optima and future condo - too close to MRT. Casa Merah is modern and still has the same good location as the rest. There is 1 more condo further in, Tanamera Crest, which i think is too far from the MRT, at least a good 20mins walk.

What a wonderful day & night.

Having stay here for a year now since TOP. Very friendly, good neighbors who live within this condo. Many foreign families like to stay here because of mere 3 min walk to MRT, condo facilities especially a huge swimming pool surrounded by lots of greenery. Windy all year round if units are facing the right direction. Close proximity to amenities by walking distance also a + point. Looking out at swimming pool & towards cascading water landscapes in the evening & at night at block 70 was surely a breath taking, relaxation & pressure relief after a day hard work. Plenty of parking lots available too. security gate access to every block ensure resident's privacy. Rare to find such condo now a day with 1K psf +/-.

Good location but...

Stayed here for almost a year already and only chanced upon this new feature in this website and decided to drop some notes to present a "balanced view"
1) Great location. Near MRT station and yet not too near to be disturbed by the noise. However, not sure for those units which face the Optima construction site though. I think when Double Bay at Simei is up, this will face a good challenge.
2) Bright. Plenty of lights but if you are one who guards your privacy tightly, this may not be for you.
3) Has all the facilities that most condo has and more. Like the spa especially :)
4) Very breezy all year round
5) Quality of the property could have been better. I reported lots of defects that my landlord did not even pick up. Some of them are really mind boggling.
6) Good neighbours
7) Lots of parking space but I still do not know why second parking lot has to be balloted I recommend this building for: Families with Children, Peace & Quiet, Western Expats and Asian Expats.

The best in district 16

Phew, where do i start..as a expat working here, transport to me is the convenience of using the MRT only about 3 mins walk, this condo is fill with other expats like myself and I quickly made new friends with both locals and foreigners. Other than the noice on the construction of the new development nearby, I was spared the noise as I face the main swimming pool, boy what a great view especially at night. This place is peaceful and quiet except for some dogs barking on/off.
Coming back to convenience, I was told of a nearby Shop n Save which I walk there almost every other day to get my groceries, and when I am there, I am spoilt for choice on the local food, restaurants and many others. Oh that place is called Simpan Bedok. Going to airport is so convenient, simply take the MRT (bout 10 mins).
However, the sad thing is that come end of 2010, I was told that my rental will be going up as the current calling price for a 3 bedder is around $4200 mthly.. oh sh!t should have signed a 5 yr contract...lol.. Definitely recommended to any expat who doesn't want to pay ridiculous price on cars.. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Best Condo in East

Wow this is the condo which gives an impression of resort style living... Very calm n quite...full glass condo..and Very well developed...
Been staying there with the family and would urge to go for it, the area is very beautiful and surroundings also very nice..AWESOME condo with great facilities, All lifts have special security apart from the main security....And balcony WOWWWWWWWWW such a big n huge, can just relax with spouse with a cup of coffee..:)

One of the best condos in D16

We have stayed in a few condos in D15 and D16 and this is by far one of the best in D16. Although our rental is on a high side, i feel that i am paying for what it is worth ie quiet, peaceful environment yet having the tube and taxi stand within 2 minutes of a leisure stroll. There are restaurants and a 24/7 supermarket nearby too.
Spoke to a few neighbours around here and saw many agents so i guess the demand here is high. Our neighbour secured her's 3 months back and she literally fought off all other bids. Now she is happy and doing up her renovations. Deep pockets i've heard :)

Careful of owner of 02-01

I read the review written by some 'serious buyer' and thought he is referring to the same guy whom I also met to close the deal. He is into meeting various people and then getting their offers only to up his price. As seller, yes he has every right to hold on to his property and sell only at a price that he wants but what is not correct is to keep people under an impression that if they hike the price they will get the unit, while what he is trying to do is JUST OBTAIN AN OFFER and then show to other potential buyers to increase the price. He did that to me as well and is now quoting my offer as 'LAST OFFER SO MUCH BUT REJECTED'
No doubt the house is nice but all buyers should be careful when dealing with such greedy people !!!!

Not a good buy

Reading story posted yesterday and can not help to registering myself and share some thoughts. Yes the property is great, but the sellers are very greedy in hiring 7-10 agents to market their properties. Not a good situation for both buyers and agents working on this.
Although there is over 200 listing for sale on propertyguru.com, the actual units are available is less than 10 and all bad facings ones. LOL. - facing Optima, ground or 2nd floors, antsy sellers raising up price every week, etc.
I would spend 1 million dollars buying a home with features I like, not commodating to the market and greedy speculators. There will always be good properties : - ) I recommend this building for:

Unit 02-01 owner bad behavior

For all agents and buyers:
Just be careful of owner trying to sell 3+1 3br unit at Stake 1 Floor 2. We bid $1.07m and he agreed to price last night through agent, then we (me & agent) come to his place in Serangoon to give check for OTP, he suddendly asked us to give him our check but give him another 3 days to accept/reject the offer. Then said his lawyer not available at 1pm to draft his OTP, as he refuses to use standard OTP from his agent. He kept bragging about how many units he has here and there.
I have so much sympathy for my and his agent. They work their tails off for two days to get deal down, and he have all of us coming to his place at lunch time and broke the deal in this way.
If I am agent/buyer, i would stay from deal with this seller as he does not know what he wants to do, and waste your time.
he put his wife on the property owner name. we ask to see a property tax bill, and he got offended by that and blame us not geninue on "small things".
Just FYI. I am happy going for other units.

At first, I was worried about the optima construction, but the location is really great!! So near to MRT station yet away from busy neighbour estate. Nice n safe interior, black n white with a touch of brown from the parquet. 2 bedrooms, suitable for single, couple or family with 1 or 2 kid, 3 bedrooms n above suitable for big family. With a good rental return, it is a good choice for own stay or investment.

Keys recently obtained and ready for viewing. The top floor has excellent, unblocked view of surrounding. Each unit has a balcony and Planter. Block 56 is close to MRT and yet shielded from noise from the MRT tracks.

Good rental opportunities

Looks like a very cluttered estate because a new condo is going to be right infront of it. No views to talk about...best views are pool views.
However, with all the business developments that are going on around the area, it will be a good place for rental. And of course, having the MRT right in front is definitely a +++. I recommend this building for: Asian Expats.
