Location:
Bugis is right centre of S'pore: little india, arab street, bras basah, everything so close.
transport:
the new downtown line will open just opposite the building, bugis mrt is minutes away and 170 direct to JB stops next door !
amenities:
For cinema, choice between bugis junction, iluma, cathay. For groceries: sheng xiong, fair price and cold storage are close by.
facilities & management:
maintenance fees are low and management is arranging so far.
good 25m swimming pool square shape, no funny turns. spacious barbeque area, tennis, steambath, jacuzzi. Parking is accessible to public. common areas are clean and security is present all the time.
units:
marble in living and wooden floor in bedrooms. wardrobe has german metal parts not rusted after 10 year use. Street noise is properly blocked by the good windows. (much better than my previous location). I agree tho that a bit of renovation is better to personalize the place, which otherwise feels a bit hotel-like.
comparison:
I visited the 3 condos: bencoolen/sunshine plaza/burlington sq. I prefer burlington sq from far because
1 contrary to sunshine plaza, unit is squarish shape, easy to furnish.
2 price is more affordable than bencoolen for quite similar facilities and quality.
I recommend this place ! I recommend this building for: City Living, Outdoors & Activities, Families with Children and Western Expats.

Good Location but ...

Way too pricey considering 10 years is already taken away from its 99 leasehold tenure . Rental is quite low probably due to competition from low budget hotels around the area. Renovation costs has to be factored in before one considers the potential of rental income. MRT is within walking distance but there is no shelter from rain or hot sun and you have to squeeze your way through some of the passages. Some noise is to be expected because it is in the CIty area and there is a very busy street just across. Not much views if any at all.
I recommend this building for:
City Living and
Asian Expats.

Good location. Accessible. Full condo facilities.
However, the views were unimpressive, the unit that I viewed faced the office block. The interior of the apartments reflect their age, it would definitely require some renovation prior to move-in. The carpark is hard to manuever around with pillars everywhere. I recommend this building for: City Living and Western Expats.
