Rowdy tenants aplenty

Botannia is indeed one of the more beautiful estates you can find these days, and I would have bought a unit there had I not heard the following from a close friend who lives there.
The peace and quiet is frequently ruined by insensitive tenants who party late into the night, having no regard to the security or even the police warnings.
These rowdy tenants are mostly the staff of Act*** Hor**ons Sin****** who are working in an entertainment project in Uni****** Stu***** Sin******.
They tend to come home late at night and throw parties with noise levels as loud as they like with no consideration for their neighbours. Swearing and drunken merry-making is a common event.
I too have had the most unfortunate experience of having such unruly neighbours and I can assure you that it is a long and tedious process to get the landlords to change the tenants behavior.
WHile I had only to deal with one landlord in the past, I heard that Botannia has the more than a handful of units tenanted to this kind of folks. My heart goes out to the residents and the management committee.
I only wonder how one can find out about these kill-joys before signing on the dotted line only to regret it after moving in.

Most beautiful condo i have seen so far!

Botannia is a very modern, new concept design condo i have seen so far. Spacious project with lots of facilities. 2 Tennis courts and few pools. Billard entertainment room as well as Karaoke room and lots more! Free private shuttle bus to ferry you to Clementi MRT and nearby food market. What else do you expect? =) Security guards are friendly and the cleaners are very diligent as i have seen them cleaning the pool toilets... well done and keep up the well kept environment!

Love this development

Botannia is a beautiful condo. facilities and landscaping are first class. units with pool and reservoir view are spectacular. regular 5km runners, you will enjoy the wide open track around the Pandan reservoir which is about 5 to 10 mins walk away.
Although located in the west side of Dist 5, the connectivity to city and west are suprisingly good (AYE/WC highway). there are plenty of schools around that area, which is great for family.
Only wish will be to have a decent shopping center near by, which is why I am hoping Hong Leong Garden Shopping Center will get enbloc soon. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Great atmosphere

I feel this is a very nice development for famlies, tranquil and not too far from town. Another nice developmet is the parc at clemnti (that is nearer to MRT station). But those who prefer the sound of birds, and fresh air, this development is great!

Botannia more for family

I find that the development is pro family living. The issue of not being convenient (i.e. no feeder bus) is relevent but not the most important consideration as most family living in a condo will most likely have a car. The are many developments big or small that are nested amongst landed properties that do not have access to public transport which have been selling well. When buying a property or rather a home, we should be looking if the environment is conducive for the family as it is a long term investment and not a short term speculation.

A santuary within the city

After much home-hunting for weeks, we went to Botannia for viewings and bought a 3-bed unit on the very same day.
The first thing attracted me was the bright & spacious functional layout of the unit, big functional kitchen area (which is rather hard to seek for in nowadays new projects), only 12 storey high with generous built in area of the condo with fulll facilities, including a 50m lap pool. Not to mention the award-winning design of the condo, with each unit getting as least west sun as possible.
What is more important to us is, it is within 1km away from Nan Hua Primary School.
Breezy, peaceful, quiet and yet lively in the condo, it is a sanctuary within the city. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Not so great

No balcony on most of the units so you won't get many expats willing to rent here. No bus stop, so you need a car. CDL spent too much on the land and not enough on the interiors. MCST will be very high for sure. Facilities look nice, but at the end of the day, do many people use them anyway??? Too expensive.

Great place

Great development with 999 leasehold. Windy & good sized units. Near town, amenties, schools and universities. Even has a shuttle to Ayer Rajah and Clementi MRT. Clementi has a upcoming Shopping hub and aircon bus interchange coming in 2011.

nice development...overpriced

i cannot deny that Botannia is a nice development. But everything has its price and the prices from start to speculation has destroyed this development. Just like the other newer developments at the west....the prices will not hold and i can expect easily up to 20-30% slide in the next 2-3 years. rental will be very tough. Such a pity , a nice development like this is being priced out of its intended crowd. I say buy if 750-900psf (low-high floor).

Good Potential 999 years

Definitely got potential to worth more that the current going rate of 900+ psf.
This a NOT a 99 Leasehold property, It's 999 years!, just short of FreeHold.
Some other 99years property in Jurong west already hit 800+ psf,
vs this area is much near town and to NUS/One-north/Sentosa will definitely be worth more.
Not counting the development yet, the instrinsic value is also already high!
- the huge land site value the condo itself sits on can already worth more than $300-400+ psf... I recommend this building for:

Botannia units are becoming speculative.

It is far from eateries, shopping malls, and public transport, with average interior and finishing (for e.g. homogeneous tiles for most units). Most importantly, a worth of 920 to 1000+psf now is definitely questionable. The government warns about a speculative bubble forming (source: http://www.938live.sg/News/Singapore/EDC091109-0000167/Speculative_bubble_in_property_market_a_risk_MAS); it would be most unfortunate if it does. Perhaps the owners are trying to make a kill now given the sudden increase in private property price; however, it is with such mentality that kills the property economy - as such, no real value is created.
Just my two cents worth.

Quality Condo with long term potential

A spacious 280 sq feet for each person assuming 3 to a unit. The future potential lies in the development of the nearby waterways including the beautiful Pandan reservoir. And this is a 999-year property - only 12 storeys high. However, no sign of future MRT/LRT in the pipeline. But the business potential for someone to start a transport service for Monterey Park, Botannia, Infiniti, Carabelle is already there ...

Different Condo

Great condo layout - feels like coming home to Hortpark everyday! Land is widely spaced. Not like living with 1000 of families in 1 condo devt. Different feel from other condos.
Transport is not a problem as there are direct buses to town down the roads, and there will also be a feeder service to MRT coming soon when more families move in. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

Too isolated, too inconvenient

I had seriously considered buying one 4-bed unit at Botannia, went to the site several times, but became unconvinced. Although this 999-leasehold condo is relatively quiet, some units still get the AYE noise. The living room is relatively small, internal design and finishing are average. Most serious limitation of this condo is the lack of access to transport, shopping, outdoor activities, and other city-life facilities. It is very inconvenient without car. Given these problems, the average asking price has risen to far. In terms of any criterion or benchmark, a much better choice (even at a higher price) would be The Parc Condo.

Excellent Investment and Residence Address

Highly recommended- This development is excellent from investment as well as residence perspective. The luxury condo is spread over more than 400,000 sq ft area.Simply loved it soo...much that I bought a unit immediately. Now can't wait for the TOP and I have already packed to move in. The interiors finishings are just worldclass. Even the small things like the door locks, knobs etc and the kitchen fittings have been done meticulously. The Resort style vast open,lush Greenery and open space is so hard to find nowdays. lots of Facilities, including jogging track, more than any condo normally has. Its near the Japanese and the local Schools. Loved by equally by locals and expats. Its quiet and serene, conveniently distanced from the noise and husle bustle of the city but only 2km away for City and 2 km from the the NUS. I will buy one more unit...soon when I have saved more money...its going to be a preffered property soon...as the west plaza is opening soon and with jurong east becoming a hub it will become even more a prestigious address
