BTO

Been shopping around and had a look at this condo. Apart being located in Bishan, nothing much to shout about. The whole place felt like a BTO with a pool. Poorly maintained and sadly, doesn't feel like a condo. Cheap feel and 700m from the MRT doesn't warrant the current prices - if I stay in a project nearer MRT a couple stations away i can get to Junction 8 faster than walking from Bishan loft. Better have a look before you commit.

Nice but not for that price

I was an owner of Bishan Loft about 1 year ago. I must say that its location is very good as it is within a short walking distance to the Bishan MRT/interchange and also to Junction8. I liked its facilities as well, it has 2 tennis courts, a big swimming pool and an ok gym. Overall if you do not mind it being surrounded by HDB flats it can be considered as an above-average buy. BUT not for the price of 1000+psf. There was recently a transaction that went slightly above that & I think it is ridiculous. This is an EC and is abt 7 yrs old. I would top up slight more and buy Kovan Residences which just TOP and has the MRT right at the doorstop. For a price below 850psf I think this project is worth considering, but at 1000+psf it is just too steep in my opinion.
I recommend this building for: Outdoors & Activities and Families with Children.

Seems reasonably priced for good area

I was reading today's Business Times and was surprised at how the new condos are pricing themselves. My Manhattan at Simei is on average selling at $1219 psf. Nin Residence at Upper Serrangoon Road is at $1254 psf.

Despite having an EC status now, the facilities is comparable to those of a condo. When it becomes 10yrs old, foreigners are eligible to purchase. The plot next to Bishan MRT, which Capitaland bought earlier this year should be launced later this year. This could further push the price higher.

Given it's good location, I think it could still be a buy. Am considering...

Good Location but too high price

Something wrong. Beware of unreasonable pricing. How can the price of the EC be so high? The location is good but not better off than Bishan 8. With that price, I will rather choose Bishan 8 or new Rafflesia.

Not affected by North South Expressway

I was looking for a unit south of AMK and Toa Payoh.

Almost every condo on Ang Mo Kio Ave 6 and Marymount Road area will be affected by the contruction of the NS Expressway for the next 10 years.

Construction and land acquisition can adversely impact the property value. Bishan Loft is one of the few developments not affected. The prices is not cheap for an EC but you get a peace of mind for your hard earn cash...

The layout is decent and the common area is well maintained.
I recommend this building for: City Living and Families with Children.

A Great Investment

If you are the type of parent who puts moderate emphasis on child development, Bishan Loft could be place for you.

-There are 5-6 child care centres within 3 mins walk from the development.
-Music school in Junction 8 (5 mins walk)
-2 Speech and Drama Centres (1 at J8 and 1 at Bishan St 11)
-There is a 24 hour clinic just across the road for those who want a peace of mind to know that there is a doctor at a moments notice.
-A Seven Eleven just across the road as well
-Bishan Library (3 minutes walk)
-Bishan Community Centre (3 minutes walk)
- MRT within 5 minute walk

Since the development is on the same side as Junction 8, parents need to worry less about safety issues when their kids cross roads.

For those who drive, there is ample car park space. CTE is just around the corner. The road leading to CTE is not conjested even during peak hours.

For those who loves tennis, there are two courts available.

For those who are concerned about investments, the rental yield in bishan is going for 3%-4.5%.

Good location with great facilities

Took the plunge and bought a high-floored unit last year. Unit is extremely windy and well-ventilated. Unit is well design with regular shapes (unlike some layouts with funny and irritating corners). Worksmenship of original furniture is superb. Views, esp at night, is spectacular.

Besides ease of transportation, be it driving or public transport, the location is surrounded by at least 3 24-hrs coffeeshops within 5 mins walk, and a 24-hr convenient store directly across the main entrance. Super convenient!

Estate is fully equipped with condo-amenities, which are impeccably maintained. Estate management is approachable and friendly. Deals with any feedback or request rather expeditiously. Overall, an impressive estate (esp. for an EC).
I recommend this building for: City Living, Families with Children, Peace & Quiet and Students.

just bought... So not fully partial

Just bought a penthouse there. So not fully impartial. But this is why we bought :

Pros :
- it's close to metro (2 lines)
- lots of amenities around (including the best chicken rice)
- close to bishan 8 shopping center
- Condo very correct. Overall have all necessary facilities (except maybe the barbecue)
- Still to be opened to foreigners (so potential upside)
- Only one condo so close to metro
- Apartment is quite spacious
- Condo overall fully occupied. not that many unit to rent or sale (not one of those expat condo half empty) with a strong local demand

Cons :
- Main one : it's a lease hold (starting from end of 2000) so within 5 years we should start to feel the pinch
- might not look as luxury as other condos (like Calrose for example) but overall it remains quite decent.
- I think we are still buying at the peak. Prices are overall massively overvalued in singapore (too much liquidity chasing too little assets) but I estimate the downside risk limited since rental yield remain acceptable.
I recommend this building for: City Living, Families with Children and Asian Expats.

Great Location

Interior/Units - Resort interior theme for the interior design. Not to my liking. However, easily solved with interior designing and renovation. 2 blocks with 3 x lifts serving each block - not 2.

Exterior - Looks great from far! Condo about 7 years. Definitely need re-painting to spruce up the place. In the pipeline in 3 years time.

Condo Facilities - Full condo facilities with swimming pool, 2 x tennis courts, gym, sauna and bathing facilities.

Transport - Location is great!!! For car drivers, within 1 km to CTE and PIE. For non - drivers, circle line and north-east line within 500m. Bus stop to mrt right at doorstep.

Amenities - Great schools around, Raffles Institution and Catholic High School. Bishan Junction 8 within walking distance. NTUC Fairprice and 24 hours Shop and Save and eatries within walking distance. Full amenities available within walking distance.
I recommend this building for: City Living, Families with Children and Students.

Prices Too High - Buyers need to be cautious

Hi, The asking price of some sellers now hit $1000psf!!! Check out 1464sf asking $1.45mil (can buy a decent size FH landed property at Jln Pemimpin!) Buyers, pl rem. that at this price there is little upside. Agents also advise to hold off purchasing now that the prices are really crazy, overtaking Rafflesia and Bishan 8!!

Imagine that the owners bought this at about $400 - $450 psf in 2001! Not forgetting the HDB's grant of $10k - 30k given out to buyers then! Need to rem. it's at EC; not private, so facilities and quality of finishing may not be very comparable.

Having said that, High floor units (>20) have good views but disadv. include interior wall cracks (due to stress of hi rise bldg), lift to stop at many floors on way down during peak hr - only 2 lifts shared by 33fl x 4units/fl).
Other minus points are - small toilet (good luck if u are big size); no balcony for most units; little space for children to run around, etc).
I recommend this building for: City Living and Families with Children.

Great location!

Just purchased a unit there. Regret not buying earlier as the prices weren't as crazy then. Love the location..its close proximity to amenities like MRT, bus interchange, Junction 8/cinema, market, schools etc is a real draw and the condo's amenities ain't too shabby either. Only gripe would be that the unit's bathrooms are a tad small but the overall layout of the unit is pretty decent and there isn't much wasted space. Most of the units there are fairly new and well kept since it is just past 5 years old so renovation, if any would be mainly to improve its aesthetics.
I recommend this building for: Families with Children and Asian Expats.

Location Price and Food

Location is Great plus MRT help to the city is fast.
Great price as is a HDB area with great food and transport.

All need is being taken care of @ Bishan Loft.

Nice condo in Bishan

Stayed here for a while.. Good and nice condos.. I like the resort-theme swimming pools, but the gym is quite limited.
The location is walking distance to MRT and bus stop on your door steps, 2 stops to MRT. Near to Orchard by CTE and other places as well.. Looking for buy one unit here :)
