Resort Living

Want to return to a resort home after a hectic day at work? Yes Bishan 8 provide this feel.
Pros: top in convenience, buses, MRTs, taxi all at door steps. for those who drive, CTE, PIE all within mins via Braddell rd. J8 right opposite. Many eateries around.
Stepping into the condo itself, you're back to your very retreat, nice landscape, full condo facilities, better ones then many other condos.
Cons: Odd layout, small kitchen, small bedrooms which some can compromise but not the master, barely enough walking space after a Queen size bed :(
Lost the resort feel when back into the apt:(
Love & Hate I recommend this building for: City Living, Outdoors & Activities, Peace & Quiet, Students and Western Expats.

An Undervalued Gem!

I bought a unit here 4 years ago and would like to offer my 2 cts:
a) Excellent location - Bishan 8 is served by 2 major MRT lines (the North-South Line and the Circle Line). Its rear gate is just 60 m away from the overhead bridge linking to Junction 8 and Bishan MRT. In comparison, the next nearest condos (e.g. Rafflesia and Bishan Loft) are both more than 600 m walk from Bishan MRT.
b) Nice surroundings - It has unblocked views of Raffles Institution and RJC on the South, landed properties on the West and North, and overlooking Junction-8 on the East. It is not near industrial or HDB thus giving it a very exclusive feeling.
c) Improvement in Facilities - The condo was recently repainted. The tennis court has been repaved, and a new Multi-purpose court incorporating a FIBA standard basketball court, a futsal court (street soccer) and a badminton court has been added.
d) Rental price – Due to its good location and nice ambience, the rental at Bishan 8 has kept above S$4k/month for the renovated and good facing units, even through the financial crisis in 2008-2009. At S$1.2m buying price, the yield is 4%. Rental yield may increase further when the full circle line opens.
The condo is recommended for value-investors who are not convinced by new launch condos at S$1,200-1,400 psf level, but instead prefer value investment for good location. I recommend this building for: City Living, Families with Children, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

Great Place

Good location, near to MRT/ amendities and good school.
Good mixed of foreigners and locals in the condominium.
Very quiet and peaceful environment. I recommend this building for: Families with Children, Peace & Quiet, Western Expats and Asian Expats.

Great to have found this gem

If you do your property investment or owner-occupy check list and scores on Bishan 8, you will notice that this place has good-to-fantastic results: rental yield value, how many tenants are there, superb location (especially with 2 MRT lines), great amenities (Junction 8), good schools (Catholic High, Ai Tong), quiet and very family oriented environment.
On relative value, benchmark the price against nearby condos (which is also limited supply) and especially new recent launches at Lorong Chuan and Serangoon. Again, good scores. Currently (Aug 2010), less than 3% is on sale (check other ratios nearby) and I think this is testimony to its value. I recommend this building for: Families with Children, Peace & Quiet, Western Expats and Asian Expats.

Not 1 but 2 MRT lines just across the road. Nicely maintained condo with good facilities for a not so crowded development.
Good schools around and near amenities like shopping mall, library and cinemas.
Great value for its location and rental yield. I recommend this building for: Families with Children, Western Expats and Asian Expats.
