Great locale and decent price in District 11

Amaryllis is one of the few condos in Novena & Thomson area which we have viewed to have full condo facilities. It is also near to the malls and in between 2 MRTs, and not forgetting the good schs nearby.
Doesn't matter to us that it is a 99yr tenure. Amaryllis certainly offers us value for money being in a great location, as compared to some 99yr condos nearby.
We love the 2+study layout (including fittings) and the view is good from our unit.
Thumbs up! I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Amaryllis Ville is dream come true for our family with 2 young school going kids. The location is great & convenient, close proximity to Orchard, Novena Sq, Toa Payoh, Pek Kio Market and short walking distance to United Square.
facilities - We wanted a home where our children can grow up in and this devt offers just that! Great facilities, lots of space, great Gym, 2 Tennis courts, playground, Freeform kids pool with slide, Jacuzzi pool and a Lap pool. The price is also reasonable given the facilities and location. Lots of parking lots for residents as this condo is occupied mainly by expats I recommend this building for: City Living, Families with Children, Luxury & Prestige, Western Expats and Asian Expats.

Extremely Convenient!

have been looking at properties around this area & was lucky enough to have found amaryllis ville. I immediately fell in love with this development when I saw it. It's a stone throw away from malls, my fav united square. walking distance to newton circles hawker!!
most importantly no need to drive down town anymore with multiple bus route available just outside the condo. truly a hidden gem that has great potential of property appreciation.
Condo looks grand and well maintained. Facilities are more than enough especially with 3 pool area!!
I personally prefer amaryllis ville layout than the other new condos with plenty of glass window panel everywhere. It doesnt feel secure at all. Just my personal preference. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Great value for money

1 stop away from Orchard road and within 1km of 3 prestigious schools. Newton kindergarten which is rated one of the top 10 preschools is just 2 mins away.
Excellent for family with young kids.
This development is under valued given the prices of units being launched around this area. With Maison Royale going en-bloc, the prices would definately be pushed further upwards. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Luxury & Prestige, Western Expats and Asian Expats.

Prime location, good amenities

We were looking for a full facilities condo at novena/newton area. We chose Amaryllis for its prime location along Newton Road, which was within 5 to 10 minutes bus ride to Orchard Road. With 2 train stations and supermarkets at the stone throw, we were reasonably happy with the amenities.
I recommend this building for:
City Living,
Families with Children,
Peace & Quiet,
Luxury & Prestige,
Western Expats and
Asian Expats.

We were looking for a place within 1km of ACSJ for more than 1 year. The developments and units that we had seen before Amaryllis were either TOO SMALL, or TOO Expensive.
Given the location, Amaryllis offers the best price. So what if it is a 99-leasehold? Our FH neighbours are paying a $2.4m mortgage, but is facing the same amount of rental income as us. BUT our mortgage is only $1.6m!
PLUS, Amaryllis is within 1km of ACS Junior, ACS Barker and SJI Junior!! I've checked with the SLA/MOE, and am so glad! When P1 registration comes, I can choose which sch to register!
Size - granted, city living is not as spacious as suburbs. Comparing the SIZE here, and the size of other developments, surprisingly Amaryllis is quite BIG. AND, it means psf is lower too =)

99yr vs freehold

but again, this condo is only 99yr leasehold when so many condos in that area are freehold and 999yr leasehold. i wouldnt pay that kind of money for a 99yr leasehold

I have looked around BT and Newton areas and found Amaryllis Ville is the best choice with a less than 2 mil budget for 3br unit.
I recommend this building for:

Good location!!

If you are looking for a condo within 1km from both ACS and SJI primary schools, then this is ideal for that purpose. Facilities wise, it is top notch with 2 swimming pools and 2 tennis courts. Fecilities are well maintained. Also close to Cold storage at United Square (within 5-7min walking distance).
