It a Ghost town at night!

I drove past the project numerous times during the night and appear to be a ghost town with a few units lighted up.
wondering how can Alexis be a good investment with high rental yields when there are 380 ads for sales and 100 ads for rentals ? asking $1700 to $1800 psf for a mickey mouse apt is really ridiculous. there will be 9700 shoe box apts by 2015. U think it is a good investment? buy at your own risk. I recommend this building for:

Excellent Investment

I find Alexis a very good deal for the price for those who want to invest, even now that price have raised. The units are designed to meet single expats expectations. There are small enough to be affordable and paid with the usual 2,5 to 3,5 K SGD Expat allowance.The Condo is 3 mn walk to Queenstown MRT which serve CBD and has one bus stop just in front. it's 100 meter from Anchor point which has all convenience store like Cold Storage, 7/11, Watson, and many eateries. It's has a petrol station next to it which is also convenient. It's very close to CBD, Orchard, or Vivo/Sentosa. Mercedes and BMW are facing the units; which means nobody facing the units and nobody at night (privacy with open curtain) and no units higher than current height in the future. I simply like it and bought one unit last year. Vivian

Very near to town , not to worry about Johor or ferry to Puala Ubin retirement village.
high class living of hdb studio apt. for retirement with free hold lease that can pass to next generation.
Price is still low as compare to Dist 1,2 calling at 2500psf to 3500psf.
New launch at Dunearn rd (also shoe box ) at 1800psf above. I recommend this building for:

Small Land - Many Units

I cannot believe that people are saying the price is low for Alexis. The small units are going at about $1300psf. I might as well buy a unit at River Valley Road at $1500psf. If you have seen the site, you will be shocked that the developer actually planned to build 293 low-rise units on this small plot of land. I vision that the place is going to be very cramp. Another point to note. Units that are said to be facing shepherd hill in reality face a wall !! The selling point is always about location and the agents are saying Alexis is at city-fringe and just a few minutes to D9 and D10. I cannot disagree more with such assertion because properties in different districts automatically fall into different categories. No matter how fast you take to reach Orchard Road from Queenstown because of improved infrastructure, the properties in these two locations will forever be priced very differently.

good buy at good price

2009, a friend bought a nice unit at S$1,000. The price dived from there till S$800+, not very sure of the developer's credibility. Read many recent reports on small time developer's giving sub-par material and bad worksmanship.Let's see. Barring that, the prices below $1,100 now are quite ok. Still remember agents selling Alexis and giving empty promises that each unit will fetch buyers up to 100% profit. Will always remember an agent telling me that in 2010 Jan, these units will be worth $1mill...certainly doesn't look anywhere near there!! Judging based on the show flats.
I recommend this building for:
City Living.
