Hi Gurus, I'm staying in a 5rm HDB near Jurong Point and intending to sell my place (eligible from Jul 10 onwards). Would like to purchase a private property, at least a 2 bed rm unit in south west area (e.g. west coast, clementi etc.) for around 700K (+-). Hope to get one which is not too old and reasonably renovated. Is it realistic? Assuming 700k, how much would i need to fork out in advance if i take on a 80% loan? And what's the recommended process? Should i try to sell my existing place first or should i also start looking for the new one now i.e. both concurrently? Pls advise. Thanks!

I note places with potential for development will eventually rise to a much higher psf eg. area around Dakota near Mountbatten road. For this reason, I have high hopes for condo projects in the West Coast area near Pandan/Teban gardens. Prices are still affordable there compared to new projects near Dakota area which is commanding in excess of $1100 psf. If I invest in the West Coast, what are the chances of higher property valuation given the plans to convert dull old Jurong into a vibrant hub for recreation and business ? Do you think the values will appreciate within 10 years time ? One sore point is the lack of public transport such as MRT near the West Coast area which I feel is having more condo development in the last five years. Do you agree ? Thanks for your time. Hi, I am in the process of selling my condo in West Coast (860k) I plan to rent a terrace house for about 1 year before buying a HDB or condo to live in. The reason for renting is because I believe property prices will somehow soften in the next 6 months or so. Please correct me if I am wrong. With the proceeds from the sales of my condo (about 300k CPF, 250k cash), I plan to buy a studio apartment (under 500k)for investment using my CPF and use the remaining 250k cash, to buy a commercial property (about 350k) also for rental. Please advice if my budgets are realistic and reccommend suitable places and expected rental income per month.
