Market is back, need good advise, WHY City Square Residence having an Farrer Park MRT station nearby and NEW SHOPPING MALL and within 2 station away from Orchard, STILL CANNOT sell at $1,500 or more?? WHY? Is it due to some agent pushing down the price or owner are speculator?

On Sep 7 I asked if I should sell or await for possible enbloc sale to happen. Now Neptune Court, 1636 sq.ft unit last sold price was S$1.15M (up from S$1M). Do you think I should sell if I can get some buyer/speculator willing to pay S$1.2M or wait?

In the case of The Parc, the property is develped by Chip Eng Seng and Lehman Brothers, which we all know is now bankrupt. Any one knows how this may affect the price of this property? Some speculate that units owned by Lehman Bros will be forced sold at low prices and even if not, will be sold at same price but with hidden rebates, meaning exisiting owners will be badly affected. Should I even consider buying this property until this has been settled?

Why have the prices for units here increased by so much more than Costa Del Sol or The Bayshore over last 6 months. Surely this can't all be en-bloc speculation? Are Bayshore Park properties now over-priced? They trade at 100psf higher than The Bayshore which is 15 years newer.

Dear Gurus, I notice that there is a GLUT of sellers for this condo, and yet no caveat was lodged with the URA in Jan and only a few in Dec (i.e. very few, if any, sales). Does this mean that there is massive OVERsupply of apartments in The Parc and/or the sellers are mainly speculators who feel nervous about their ability to pay when TOP comes? Does this then mean prices will plunge? Thanks for helping me.

Dear Gurus, I just spoke to an insider agent who told me that there many speculators who bought Hundred Trees' condos, and are now trying their best to flip and earn a quick buck. From the URA caveats lodged, it seems there aren't many - if any - sales over the past two months. Is this a sign of extreme over-supply and will sellers panic? I'm a keen buyer and I'm willing to wait the game.
