I am currently staying in a Punggol 4rm flat that just turned 5 years. With a 300k plus value now and plus my affordability, I am shopping around for a 600k condo around Northeast area (e.g. Ris Grandeur, Ferraria Pk, also waiting for the Punggol new EC site result etc.). My streetsmart sense tells me to wait a while (e.g. due to possible recession coming, inflation, subprime spillover from US). Any recommendation and advice for me?

I stay in a 3 bedroom apartment (1292sqft with recent renovation) at the freehold Ris Grandeur. The apartment is at the highest possible floor (#16, just under the penthouse), has the best unblocked facing, and is situated at the premium block. I wish to know that with the recent launch of the leasehold Livia project, will it help drive the price of my property up? Also, based on today's bleak-ing market, what's the estimated psf that my apartment can fetch?

hi, i am a newbie here. would like to seek some advice. Recently went for launch of livia. livia is selling average psf at abt 680. its almost going for the same price as resale of ris grandeur which is a freehold condo. with so many condos top in 2011, in the longer term, livia is not seen as a very good investment as compared to a free hold apt isnt it? i under stand livia being very near mrt is an advantage. does it really command a premium over a freehold condo?
