Hi, I'm selling my 5I unit at Jurong West st65 and asking for approx $10k above valuation. Is it possible? Currently the new MRT is up and my unit is within walking distance to both Boon Lay and Pioneer station, can it up my selling price further? How would I know if my agent has been rejecting co-broking opportunities and hence lowering my unit market exposure?

I will be moving into my private property end November. Currently, I stay at my HDB in Jurong West. My flat is about 5 to 10 minutes walk from Jurong Point and Pioneer MRT. I have stayed there for more than 5 years since 2003. I would like to rent it out my flat to support my elderly parents. Flat condition: 5 room with 1 room hacked away for cozy corner, it will be furnished with refrigerator, TV, water heater, aircon, washing machine, DVD player. Almost everything except a bed. Intent to rent out for 1 year contract. Prefer Malaysian working professional in Singapore. As this is my marriage home, I prefer to rent it out to family. My sister have request me to help her look a flat urgently, Below is her criteria. Within walking dist to mrt, but not beside mrt, above 6 floor, 4 or 5 rooms also can, preferred to have 1 previous owner.
