Looking for a 2+1 bedroom units, mid - high floor. What is a reasonable going price for this now for The Parc condo?

Dear Gurus, I notice that there is a GLUT of sellers for this condo, and yet no caveat was lodged with the URA in Jan and only a few in Dec (i.e. very few, if any, sales). Does this mean that there is massive OVERsupply of apartments in The Parc and/or the sellers are mainly speculators who feel nervous about their ability to pay when TOP comes? Does this then mean prices will plunge? Thanks for helping me.

Hi, I am helping a client to look for parc oasis 3 bedroom unit. The requirements are: 1) At least #10 floor. 2) Facing chinese garden side, full lakeview. 3) Regular squarish bedrooms. hi i heard got many pple return units to developers, is it they buay tahan hold liao? cld i buy cheaper frm developer (or they also charge high rates) or buy frm these agents here? i want 2 to 3 bed rm in The Parc, depend on price. i have cash to pay for the whole unit, so i waiting for right price. tks.

Seems like a lot of Hungry Buyers cooking up emotional "stories" to fight for a chance to own this rare freehold high-rise condo, - but this also shows a lot of Demand brewing in this The Parc project. With the latest caveat on 22 Jan 2010 of a 2BR low-floor unit transacting at 930psf, what price can I reasonably sell a 3BR and a 2BR high floor unit with panoramic views of Pandan Reservoir, gateway city and parks?
