I have a low floor 4room flat at Dover Crescent that is fully furnished and bed rooms with 1 yr old air-coned It is currently tenanted but not sure if they will agree to pay the new market rate. What is the going rate for now? If it's a big increase, I don't mind getting new tenants and enjoy the extra $$ if they do not concur with the new rate. The contract ends in April. HDB approved.

Anyone with experience in Private Property Market? In the current market, what is a fair price in terms of % (5%, 10%, 20%) over valuation for a private condo in Orchard Road? I am trying to sell my place in town....... but the valuations have not kept up (valuation is currently a laggard indicator) with the current rising market. My unit is about 8-9 yrs old but still in tip top condition, building being re-done / refurbished. I am seeing currently launched projects in the same district and vicinity going at 40% more. The typical price differential between new and under 10 years was 15% to 20%....... Now its 40%.........?????? Anyone, any thoughts on the subject? Thanks.

Dear Experts, I have recently come across one new development. There is a ground floor unit with attached jaccuzi pool.The area is near Still road/East coast. I have 2 questions:- 1. how is rental market for such unit? 2. How much is it usually for the jaccuzi maintenance? I like the ground b'cos there is large Patio for kids to run around, (but of cos we pay premium for that area) then again, we would have paid mthly maintenance just like anyone else for hte common pool, why should I spend more $$ on the private pool, so it's quite a dilemma. Wld appreciate views pls.

Hi all! We are planning to buy a condo in district 05.Most of the condos along pasir panjang road are not very spacious,because we need atleast 1500 sq ft floor area.Some older condos(18 yrs) are more spacious and asking for $1.1 million.Do you think it is advisable to pay this much in this current condition?Or is it more advisable to buy a new property(higher price and less area).Should i wait for market to come down furthur? Please help..........! I have been property hunting since march but to no avail. I have placed offers to several owners but it's either a pull out or they keeps changing their asking price (much much higher than bank valuation). I'm really puzzled and is having doubts in their sincerity. Are they testing the market or it's greed driven again. Sigh.......... I really hope to get a freehold property (may it be apartment or landed) that is walking distance to Barker Road. May it be old or new, as long at has a miniumum built in of at least 1500sq.ft. Most importantly, it must be at bank valuation. I have tight budget, apartment at about 1.7mln plus minus and landed about 2.5mln. I know that it is a tought match but I sincerely hope that there is someone out there able to assist on that. A most sincere thank you!

Sale balance flat Oct'09 , is it new flat or resale flat? Is it worth to buy directly from HDB ? or should we buy resale flat from market? At present i am interesting in Bukit Merah , 4 room flat ( HDB price range is S$400000 to 470000. How is the market price? or Any different 99 years...etc Thanks Tan
