In a land scare country like S'pore occupying about 700sqkm and with apopulation of about 4.68M. Is it true that 85% dweller living in HDB, 12% living in condos & pte apt while Top-Notch 3% S'porean living in Land-Titles Landed property? In Fact, 1.5% FH, 1% 999yrs LeaseHold & 0.5% 99yrs LeaseHold? Why nowadays, government never have land sales which is FreeHold & when they acquire FH property, they put through land sales as 99yrs LeaseHold? Is It mean FreeHold Landed Property will be very very limited & talk of the town in year 2008?

Is it all right to invest heavily on FH Land-Title Landed Property right now? First, we saw a 99yrs leasehold land sales @sembawang sold at $300psf by government meaning to say that those in city fringe like D12 & D13 will see price appreciate a lot. Second, if we can control the landbank of all FH Land-Title Landed Property, in the event, government may want to buy from the pte land owner since the Residential Property Act kick in last sep'07 that any acquisition by government body will be based on current market value. Then in that case who know that even in changi, per sqft will be asking for S$5000.

We had seen "Non-Landed" cond/pte apt keep dropping in prices, we hv never come across "Landed" is diving.Under d current situation, d safe haven is FH Land-Title Landed pty. Firstly, Landed owners r few notches above cond/pte apt owners, like it or not, u hv 2 accept it, believe it or not, it's up 2 u, in my own opinion, d beautiful truth is here 2 stay. Secondly, govt acquire FH landed & put thru land sales 4 condo as 99LH. In d near future, after most HDB dwellers, d next is condo/pte apt dwellers, Landed dwellers will b very rare. Of course, we r comparing apple 2 apple, GCB 2 high-end condo, mid tier landed 2 mid tier condo. Lastly , u may hv d money, i may not b willing 2 sell due 2 d rarity. For eg, even d most experienced agent Mr Frank Wong already own 2 FH landed, 3 more will b added 2 his own landbank. Cheers

Government announced more residential land sale last week and I saw Woodgrove Ave to be one of the plot to be sold by next qtr. I would like to know what will be the potential upside for Woodgrove Condo? The current resales price is about $550psf.

Hi, I hv condo tenancy ending EO Jul 2011. Tenants do not wish to extent. Hence need to decide whether rent or sell the property. Main concern is whether px will drop base on e following: - existing cooling measures - expecting further cooling measures esp after GE - macro global economy (Europe unstable and US may have ht debt ceiling) I read some questions in similar regards. Most answers indicated measures will stabilize market w/o huge correction in px In long run, price will still go up. However, some factors may indicate otherwise: - increase land sales traslate into supply of 41,000 housing units by 2014 but take up rate expected only up to 33,000, provided an annual population growth of 1.8%. supply>demand, px down - probable increase of income ceiling may see decrease in pte ppty demand hence affecting px - global recession will definitely result a crash in ppty px as seen in 1998 and 2009.
