Hello We had put up an offer to the owner's agent for a unit that we had liked. However, after one week the owner's agent called us and asked for a cheque for 1% of the offer price without even signing the LOI. She says that it is important to give this cheque before she can even put up the offer price to the seller. She insists that this is a common practice and she will return the cheque if the seller rejects the offer.Can anyone please guide me if this is indeed standard practise. It sounds a bit fishy to me. Thanks

I am quite keen in this property, especially 3-bedroom unit inside, my budget is around 1 million. But the price looks quite high compared with recent transactions and similar condos around this area, I just got bank valuation one one unit one week ago, around 1.04 mil for 1346 sqft. If any agent have any unit with lower price, I am willing to place the cheque within 2 weeks, anyway, if I cannot take this one, I am going to take one unit in the Bayshore.

Is the cooling period for a buyer too long.. I personally feel that it too long. As a seller, imagine we need to wait for two week and then the seller just paid for $1K. we stay for two week then if the buyer decide not to buy. We left on 2month and 2 weeks. can we reduce the cooling period to one week. I mean we make agreed with the buyer to commit in one week. Is it against HDB Regulation?? Please advice.
