Dear Guru's, I'm interested in buying a unit in Eunos Green... It is a good location, big house and attractive pricing. I have one concern here, when I evaluated the property with banks, they gave me some reasonable pricing. But when I Valuate the property using Property Guru's valuation tool it shows lower price. Infact, it shows that this property rate has declined 6.8% in last one month. I'm just wondering which one to rely on? Guru's, any advice from you on buying the property in Eunos Green is highly appreciated. Thanks in Advance

I personally have looked around and have seen a couple units and also some units with low low COV (below 5k) but because of work, this process is quite slow. My query is, if the agent closes me, I will need to pay him commission of 1% right? Here are my statistics: Highest price : $300,000 (at valuation) Commission : $3,000? give me listing for D1-8 property for around $700. pls advise do you have to pay for GST when purchasing houses? How much is stamp duty. So if the property is $700 how much in all you have to pay plus stamp duty etc etc. Thanks May

Hi I currently own a pte property which is tenanted with a 8% yield p.a. The capital appreciation is about 60% now. I plan to sell this property and buy 2 pte property for the rental income of about 5.5% p.a yield. However, this also means a gearing of about 2.5 times my cuurent debt. What is your opinion of my plan?

I would be moving to singapore in august. I am looking to rent a 1 bedroom , living room , kitchen apartment near the following MRT 1) Jurong 2) Redhill 3) Buona Vista 4) Dover 5) Clementi 6) LakeSide 7) bukit Gombak 8) Bukit Batok My upper limit is 2200S$. I would prefer a condo but an HDB will also do if I like the apartment. We would be 2 of us. Would it be possible to get a CONDO in the above mentioned areas for my budget?

Dear Sirs, This is immediate inquire about looking for residence for rent.Because from 20th.August,I will move to near Katong area for work(from Japan). 1.@We are:I(female)& one daughter(11y/o),we need whole units attached private bathroom.(We cannot share with anyone else.) 2.@@I bring a Silent small piano-**Nothing sounds out to the air,I use it with head-phone,the silent small piano is half electrical specification,it does not bother neighbors at all because nothing sounds out** to the air.)Therefore the prospective residence must be allowed to have the small silent piano. 3.@@The prospective Apartment,Condo,whatever locates hopefully near by MRT Eunos around.
