could u advice me whether its better to invest in the bishan loft or in bishan8??? what are the chances of bishan 8 going enbloc??? is it worth spening 800000 on a property in bishan loft or around 800000 to 850000 in bishan 8??? both from the staying point of view and from long term investment point of view say about 5yrs down the road,,, pl advise asap...thnx

Am specialise in Bishan loft ,no stock at the moment mostly taken, more buyers than sellers, not many motivated owners, price around 750k for small unit (1184sf) and 850k for bigger units (3+study or 4 rms, 1399-1464 sf) many who couldn't get a unit there have turn their attention to the 2nd nearest EC, Nuovo,directly opp Yio Chu Kang MRT, hv just gotten a listing there for sale, abt 30k cheaper for the same size, brand new cond, high floor, open unblk view with no noon sun, asking 800k plus. if you want to view,call me at 90266673 korynne

i stay very close to bishan in D. 19 so can share my opinion...
in my personal opinion it is quite unlikely for bishan 8 to en bloc within a 5 year timeframe...
however, although it is older than bishan loft by 4-5 years, bishan 8 has a lower number of units (200 vs 300+), is closer to junction 8 and MRT, and also very close walking distance to RI/RJC.
therefore, in the short term it is very convenient to stay, and in long term it is clearly going to retain investment value and is quite rentable.
however, considering age and condition of some units, you may wish to budget some renovation expense so that you can upgrade your unit prior to moving in.
