Hi, i m thinking of selling my 5rm HDB flat in ang mo kio st 32, blk 350 to 354. Flat is 110sq.m, btw lvl 10 to 15. Any indicative valuation?

Based on recent past transactions, a safe range for your valuation falls safely between $590,000 to $630,000.

The Cov levels will depend very much on the exact floor level and more importantly the condition of the house.

I have personally transacted a #04 5rm unit in Blk 353 recently.

Dear owner,

From April 2011 to June 2011, only 3 units in your area of Ang Mo Kio St 32 based on HDB data, with the highest transacted at $665k in April 2011 and lowest transacted at $612k. This would be a fair guideline on how the market is fairing. For your information, the number of HDB transactions has fallen by almost 50% in June 2011 as recorded by HDB when compared to the earlier months.

With regards to your question, your valuation estimated to be between $590,000 to $630,000. The COV will depend on the floor level, facing, amenties and condition of your unit.
