Morning,
The estimated valuation for unit at your location ranges from $530k to $550k, with COV asking ranging from $50k to $80k.
The factor that would cause the difference is the unit's condition, renovation, facing and ethnic restrictions.

Hi Mr/Ms Teo,
1 EM mid-floor unit was transacted at $545k in the month of June 2011 in block 578. Highest recent transacted EA is $700k for a unit in Hougang Street 31. Depending on you unit's condition, valuation should be in the region of about $520k based on my personal estimate but if you are interested in selling, it will be great to engage a professional valuer to do a proper estimation.
