I am selling my 4A flat in Tampines st41. Corner unit, high floor and very nicely renovated. Lift Upgrading in progress.
What is the valuation and COV i can fetch based on current market ?

Hello Edw, average COV is around 45K. Higher COV can be obtained definitely depending on the supply at the point of selling and renovation of your unit.

With regards to your questions posted, I believe by now you are aware of the valuation price range & COV range. In fact, many factors contribute to that, such as:
- Location
- Age of property
- Level
- Amenities
- Transportation

However to my view, it's "HOW DIFFERENT IS YOUR HOUSE FROM OTHERS"?

Your valuation depends on recent transacted property, amenities & condition of the property. An estimation is likely around 390 -420k.

As for the COV, it really depends on your condition of your house, renovation, facing & your expectation etc. And also whether the buyer meets your requirement.

Expected valuation about $410-430k. COV ranges from $30-60k depends on unit conditions.
I recently sold a unit at $442,800..

Hi Edw,

the transacted price for your area was this month for blk 420 @ $442,888. Your unit should be around 105sqm to 110sqm.

Besides your unit being a high floor, I need to know what's the view like? I was around your area last week and very impressed with the area, many shops and wide open areas.

Valuation must be done by official valuer.COV is around 30-40k in your area.

The indicative valuation for 4 room HDB flat in Tampines is $400K, where cash over valuation average asking $45K.

Just to let you know valuation for each property differs, and it depends on the condition of the unit, amenities and also the recent transacted of the similar unit in nearby blks.

Hi Edwin,

Valuation of your unit should be from $400k onwards however, this is just an estimate as we need to engage HDB assigned valuation officer to conduct the official valuation.

COV will also depends on how well maintained and renovated your unit is. How much COV are you willing to pay for your own unit if assume that you are a buyer?

The estimated valuation for your unit, with area size of about 105sqm, should range from $400k to $415k. The COV for your unit can go as high as $50k to $60k.
