i have the smallest unit (1324sqft) tenanted at SGD6.6k until Nov2012 under corporate lease. Very high floor (18+). What would be the realistic psf i could demand if i were to sell the unit now please? not in a hurry/firesale but would prefer to transact soon. Your reply is appreciated. thanks

Now asking for ur unit is around $2.7mil.depending on flr level,facing,condition of ur home,etc etc.

U can sell with tenancy to certain groups of buyer(investor)also.

Hi Sean,

The asking at Latitude for 1324 sq.ft is close to 3 mio. With the current rentals, if we have to consider an investor to buy your unit, the rental yield is not really attractive. Having said this, its not that such units have not been sold or would not be sold. We need to look for a buyer who either loves this project or wants this project for investment due to its location. Usually these kind of projects are seeked by Corporates.

I am servicing investors who want rental yield of about 3.8 to 4%. I do not have a buyer now. May i request you to drop me a mail on realproperty63@yahoo.com.sg and shall keep this unit in my database for any buyer for own stay.

Hi Sean,

Typically, investors will look for rental yield of about 4% for their investment. With your existing tenancy, to meet the 4% rental yield, selling price would be approximately $2m to be very attractive to investors, but market calling price for Latitude is definitely much higher (about $2.7m). This makes the rental yield less attractive to the probable investor (3% yield?). Hope the above can paint a good picture to you and what are your thoughts about these figures?

Hi Mr. Sean,

The smallest size, 1324 sq. ft., like yours, last trasacted is way back in Nov 2010 at $1662psf. Now the prices have gone up, for the bigger size of 2000+ sq. ft. already transacted between $2000psf to $2200psf. As yours is smallest in size and high floor, you may start to market at $2500psf level.

i believe it is rather abt what the price in the market is for this unit (by drawing comaparison to similar units/location etc), and not by my purchase cost of it because that is a sunk cost. thanks
