Hey, I'm a foreigner on a EP and looking to buy/invest into a property (pte apartment or condo) with a budget of SG$600 K. I am not too familiar with the property market in Singapore therefore, I have two queries I would like to pose. 1) Whether this is the right time to be investing? As I heard property prices are forecasted to be falling in the foreseeable future. 2) Which area(s) should have a maximum capital gain on the investment? I've been recommended to look with district 15/16 and the Yishun area. I do realize these are very basic/general questions although I would appreciate some insight in the property market. Hi Mr V.A,

According to your budget $600k you may like to try at Yishun area coz D.15/16 apparently you hardly can find any of the property for the price of $600k.

To answer your questions,
1)Whether this is the best time to invest, some projects are selling well but some has no transactions going on.It's more on investing in the right project rather than to time the market.

2)The optimum choices are areas located near to business developments such as Novena(Medical Hub), Kallang(Sports Hub) & areas near the Integrated Resorts.

I recommend The Verve @ Jalan Rajah.

From $540k onwards. Estimated completion in 2011.

1)HI VA,
Yes now would probably be a good time to buy as the market will be softening over the next few months and sellers are also starting to lower their prices.

2) To be on the safe side, do focus on properties can are easier to resell or for investments, which are D9, D1/8(sail and kallang area) and yes if affordable, a good bet would be the Sentosa IR area.Seaview units in D15-16 have good resale value.

Hi VA, with a budget of $600k you are probably looking at the mass market properties which attracts a lot of HDB upgraders. Right now, this sector is pretty bouyant as you see the HDB resales are doing well.This time round I have not seen any panicked selling yet but some
owners for some reasons might be willing to negotiate.Frankly,as to whether prices will go down in the next few months, I think it is a question of "confidence" and "affordability". It is still anyone's guess.

Hi VA, Probably it is more important now to look at the right segments of properties than to time the overall market. The mass private residential and HDB segments are moving fast as compared to the Prime Districts and the high-end projects.

Hi VA, you shd engage a "property analysis". These people study the market very closely and do forecasting. Generally, they advise the Govt, Pte Developers, Bankers, and so on. Of course you must pay for the services of the "Property Analysis". Its a small price compared to the "potential savings" you may enjoy when u buy in the correct market.
