I intend to upgrade my Hume Park 2 condo to a condo near River Valley / City area. Anybody can advise me on this matter?

Hi Pradit,
Is your intention to upgrade for investment or would it be for convenience? Generally, prices for developments in the city have been adjusted down. There are a few things you need to consider:
1, Bank valuation (if a loan is required) For new developments, valuation by the banks would be higher. Whereas for older developments, bank value them lower due to their age. Banks are looking at maximum 80% loan these days.
2. For investment, river valley and robertson quay area fetches good returns. However, as there are many new developments lately, tenants would preferred newer units.
3. If you are looking to stay, you may wish to explore older developments as they tend to be more spacious. They cost a little lesser and you can renovate to your preference.

I have 2 issues actually. The first one is to sell my existing Hume park 2, while the other is to buy the new one.
Your reply seems to address the buying side, which I will explain below. However, I also need your advise on selling side as well. And, more importantly, I don't want to take risk of holding 2 properties.
I wish you can advise both selling side and buying side.
Buying: My intention is for own stay, hence, I prefer the resale market to subsale market. Size is about >1,300 sqft, 3 bedrooms, with study room.
