Hi Albert Lim, it is good practice to engage a conveyancing lawyer FIRST (not a property agent). Prior to any purchase or signing of documents, you shd consult your lawyer who will be able to do legal checks, answer technical questions, vet thro your OTP or S&P. Congrats on your purchase of a Clustered House.
I'm sure it is the communal facilities that attract you to buy the property. I do sell a lot of cluster houses too, and many of them are very happy with it, and their children get to know each other better, and it is also safer for the kids, as the play area and the car park are totally separated.

Yes Albert, you are right. Landed properties transaction is based on land area due to the land title involved.
While clustered houses are transacted in built up areas due to the Strata Title involved. That is why clustered projects offer condo facilities such as swimming pools & gyms etc.
I can understand the buyer's frustration but I believe that clustered houses is still a niche market due to the hybrid characteristics of landed properties & condo facilities. Furthermore most clustered houses in Singapore are freehold developments.Clustered houses may be a worthwhile investment after all due to it's rarity.

Hi Albert, to address your issues,I can understand your frustrations.
But I believe that there must be the "home" factor which made you bought the unit in the 1st place right? Dennis Wee agents often quote,"We don't sell houses, we sell homes."
I understand that there a a lot of disadvantages of a strata clustered house, but I believe that the unit you bought will be a great home for you & your family.

Land title is based on land area n strata based on built, just like those freehold condos. cluster housing is getting more popular nowadays as people can enjoy both living on landed and enjoying the communal facilities. As Albert had said, the only difference is that you cannot alter the exterior with a strata titled pty. My company has a lot of upcoming brand new cluster housing. Landed house is based on Land Size for psf.
Cluster hse is strata title base on gross floor area as condo unit( as landed is share in by all strata's owners).

There r basically 2 types of properties in S'pore. Namely Land-title or Strata-Title. Land-Title landed pty comprise of 99LH, 999LH & FH. Strata-Title properties can b categorise under Cluster Hse, Condominium, Pte apt & HDB. Land-title Landed pty base on land area is govern by SLA & URA. Strata-Title Cluster Hse is base on built-up or built-in area depend on nos. of sty, like condo, pte apt or HDB where whatever built-in area is what u get 4 what u paid.
