Just wondering if now is a good time to sell in view of the recent sluggish market? What is the price to expect for a 3 bedroom unit in Monterey Park? Thanks.

Based on the most recent caveats lodged, a low flr unit was transacted @ $693 psf, a high flr unit was transacted @ $837 psf.
All in all, it will depend on whether your unit has the selling attributes such as good view, good facing, windy, good layout.
It all based on the demand.For example SOHO @ Central was fully sold with the highest record of $3000 psf, despite the sluggish market performance.While other projects has problems getting advertisement response.

my suggestion would be for me to get you some banks' indicative valuations, past transacted prices & do a competitive analysis on similar units been marketed currently, which you may then use them to decide on what selling price you desire.

Nobody knows precisely whether the property price will continue the upward trend or going for consolidation or correction.
Issue should be why are you selling?
Valuation is based on transacted prices of similar units within the same estate/condo.
