Hi, I'm selling my 5I unit at Jurong West st65 and asking for approx $10k above valuation. Is it possible? Currently the new MRT is up and my unit is within walking distance to both Boon Lay and Pioneer station, can it up my selling price further? How would I know if my agent has been rejecting co-broking opportunities and hence lowering my unit market exposure?

This is the hard time to sell 5Room Flat for the price above valuation. Even though if your flat renovation done very well, the Valuation will be upto your expecting price.
So please dont worry about the selling price.

Hi Jack,

Currently, 5rms in the market is just too many and the demand for 5rms has significantly dropped based on past transactions.

If yourself has promised a 2% commission to your agent for selling, i doubt he will reject any possible cobroking possibilities.

You have to note that there are also a whole list of 5rm flats competing against urself in Jurong region and many are already asking at valuation or even below valuation due to the high supply vs demand. Valuation has already reached a very high value.
