How many good class bungalows are there in Singapore? What are the criterias for a bungalow to be considered a good class bungalow?

There are about 1,000 Good Class Bungalow and around 39 residential areas designated as Good Class Bungalow areas in Districts 10, 11, 21 and 23 only. They are Nassim Road and Cluny Road in District 10, Ridley Park off Tanglin Road, Peirce Road/ Swettenham Road and into Ford Avenue/ Leedon Park off Holland Road, Duchess Road, Brizay Park and King Albert Park, Chee Hoon Avenue, Eng Neo Avenue and Swiss Club Road, Binjai Park and Yarwood Avenue & Chestnut Avenue in district 23.
Good Class Bungalow areas is subject to a minimum land plot size to be be 1,400 sq m (15,070 sq ft) and building height of 2-storeys only.

Good Class Bungalows or GCBs are considered as prime real estate especially in metropolitan cities like Singapore where land and real estate is expensive. Indeed GCBs are located in small areas around the city-state and usually costs a small fortune.
Older bungalows and other recently constructed bungalows have seen a constant increase in their prices over the years. Even during the depressed real estate market that affected properties in the mid 1990’s GCBs fared better compared to other detached and semi-detached forms of housing.
Even though bungalows are considered as luxury item and their prices did get affected by the currency crisis during this period, they also posted hefty gains quarter after quarter once the economy recovered a few years later. Prices for GCBs recovered faster and prices shot up immediately and prices shot up faster compared to other properties.
GCBs are some of Singapore’s prime properties. Bungalows that fall under the URA’s domain are subject to planning constraints. There are around 39 residential areas around the city designated as prime GCB areas. Some of the constraints levied by the government are plot land size. GCB land and plot are at the 1,400 sqm minimum. GCBs are also not allowed to be more than 2 stories, although technically a bungalow has to be a single story dwelling. This is done in order to preserve the exclusivity of low rise areas as opposed to living amongst condominiums and apartment buildings.
Some well known Good Class Bungalow areas are: Cluny Road near the famous Orchard Belt, Ridley Park off Tanglin Road, Leedon Park near Holland Road, King Albert Park off Bukit Timah Road and the prestigious Binjai Park and Yarwood Avenue to name a few.
There are roughly around 1,000 Good Class Bungalows spread over Singapore. Most of these prime real estate can fetch up to $10 million and beyond, depending on the plot size. Newer bungalows and those that have bigger plots or swimming pools can easily command even higher prices.
The future outlook of the GCB real estate market looks to be very good. In the past and even today, GCBs are like super-luxurious condominiums and usually serve as a benchmark of the health of the overall market. Even though GCB sales are limited in volume, people and buyers often see this as confidence in the market especially since investing $10 million in a home serves as a reminder that the market is indeed healthy and people are willing to invest in properties and real estate.
Good Class Bungalows like other luxury goods tend to have fluctuating prices. But nevertheless, they are some of the most sought after properties in the Singaporean real estate market, not only because of their scarcity but because they are status symbols. As with any other luxury item, they also usually fetch good re-sale value and are good long term investments.
