Thinking of buy a condo around Geylang Lor 40-44 and Guillemard rd. Do you think it is good buy?

for own stay, not very ideal to live in geylang especially when u have children of schooling age. for rental, by all means coz the area has quite reasonable rental yield.

In such a situation, it all depends on the location. Joo Chiat can also be considered as a red light district too but properties in District 15 are always high on demand.
Guillimard Road is a good location because of it's proximity to the sports hub & the circle line. I believe you may want to take a walk around the area to find out more about the location 1st? I believe this will help you in your decisions.

my personal view of buying properties in Geylang vicinity depends on whether this property is located nearer to "Red Light District" or whether it is nearer to Paya Lebar area (Future Govt Designated Financial Hub Outside CBD). For properties purchases around Geylang Lor 40-44, they are nearer to Paya Lebar area and Katong. As such, properties like Waterina, etc are very likely to be well-valued by banks.
