I have a HDB 5-I at Hougang Ave 5 (the newer 'red brick' blocks) which I intend to sell. How much can I sell it for? I intend to upgrade to a private apartment at minimal costs outlays after selling the HDB flat.

Hi Mr John, suggest you do a HDB valuation (which u can do yourself on-line & cost you $170). From the Valuation, you can then decide on your Asking Price.

Hi John,

How much you could sell for? Firstly, you have to engage a HDB valuer to give you a valuation price. It will cost you above S$180 and the valuation report is valid for 3 months.

The buyer will pay for this if he exercise the option.

Having the valuation is important as it will let buyers know the amount of loans they could obtain (80% of valuation, is the general guide)and also how much cash is needed.

Once you have the valuation, you could decide on a price you are comfortable, it could be say $15k-20k above valuation or just at valuation (especialluy if the valuation is already much higher than the last transacted price).

I am not sure which Blk you are staying in, but there are 2 transactions on size of 5I. I assume that your unit has an area of 120 sqm.

Blk 320 127sqm $342K (Jan. '09)
Blk 363 122sqm $394K (Nov. '08)
