Last Transacted Prices show between $550K-$570K for an EM.

You are at the MOST RIGHT TIME to do a VALUATION which is going to boost your SALES PRICE of your EM.

It's BEST TO Sell NOW since it is at the highest or peak period for Resale HDB Transactions.

COV depends very much on factors like Level, Facing, Interior decoration (whether new or old), Maintenance of Flat, Amenities, etc...

I am staying in Toa Payoh and a specialist here. Estimated valuation for your unit should be around $550k-$570k. If you talking about COV should be around 30k-70k depending.

Last month july i sold 2 unit of 3i at toa payoh near braddell MRT station low floor. 1 at COV $15k original condition and 2nd unit at COV $50k..Mayb you can contact me at 93488900 so that we can discuss further. Thanks

Estimated valuation for Toa Payoh around $510-530k depend on location, level & condition of your house.

COV ranges from $30k-$70k.

Good evening, regard to your question that you want to sell your EM at Toa Payoh and this town, the flat can fetch a very good price. The Valuation estimate is around $500K to $570K and COV is around $50K to $80K. The Valuation is upon see your unit then can fetch at what price once the Valuer see your unit and normally you have to make a Valuation before you set the COV price together then you will know at what price your EM worth in selling. And agent will assist you in doing a financial plan then you will receive cash profit.

Dear Mrs Chua,
I am Dennis from Propnex and Yes, I am the specialist in Toa Payoh as I grew up here. I am also the "accredited agent" that qualified and certified by the new regulations set up by Ministry of National Development(MND). Honesty and Professionism is the KEY.
There are only few blocks of EM in Toa Payoh excluding 2 blocks in kim keat area. That make it exclusive to seller as HDB does not build EM anymore.
There are varies factors that may affect the valuation prices and COV of a particular unit, that include facing, floor level, age of unit, conditions, amenities, upgrading, floor area and so on.
Base on my market experience, the valuation assessment should be within the range of $550K +/- $15k, COV could range from $40-70k depending on the conditions I mentioned above. Pls drop me a call so that I can share with you more details.

To let you know valuation of individual unit differs. It depends on condition of the unit and recent transactions of similar unit in your nearby area.
