I believed you had gone through much though and planning before arising to this decision of Selling your 99yrs Lease Condo and move to a HDB/EC.
A small thoughs for you,
Condo price is dropping and Buyer-Seller price gap is widening. You have to act fast as the price is heading South and Bank Credit is tightening too.
Not all BAD NEWS for House Owner like yourself, HDB / EC prices are dropping fast too. The day of High COV for HDB is over. I am seeing more transactions are done below Valuation now.
Although not 100% relative to Condo price movement. It looks like you will be getting a bargain in your purchase.

The best you can hope for is let me market for you the condo, and sell at a profit? You did not mention which condo you are staying so I not able to advise the past transacted price.
Another best you can hope for is to sell and buy your next property through ERA. We have this Warranty plan, which ERA will take care of your property if we handle your sell and buy.
