I am interested to purchase an investment condo unit and had a few questions:
1) There are talks of some correction, Is now a good time to buy or should I wait and see?
2) I'm looking at possibly getting a 1 bedroom at the Icon, is it better to get a 1 bedroom or a 1 bedroom loft?
3) What are the going prices today for the Icon 1 bedrooms?
4) Does the Icon have good potential for gains compared to other places in Tanjong Pagar? how about against Robertson Walk area?

Hi Brian,
1) There is a standoff in prices between owners and sellers, and serious sellers are starting to realise that they have to set realistic asking prices if they want their properties to move. Currently, investors who have liquidated their properties are in the lookout for potential unit, especially those urgent sellers or good buys. Investors from other parts of the region has also began considering Singapore as an area of interest due to rising prices in their own countries.
With these information on hand, you can gauge for yourself how the market will move.
2)I personally feel that you will get a better deal with single units.
3) Single bedders are going at about $1700 psf based on past transactions.
4) Icon is one of the most transacted units in Tanjong Pagar. Investors have been able to secure tenants very easily, given its location within the CBD. Convenient for tenants is also the fact that the ground floor contains shops, cafés and restaurants, and its proximity to the Tanjong Pagar MRT station.

Hi:
Just went for a economic seminar from a bank last week, the overall sentiment is slowdown no double dip and interest rate will hold till at least 2Q 2011. Owners would rather keep their property with 4% yield rental return rather that keep in the bank for 0.5% return, so prices will most likely not be going down anytime soon. My feel is prices should hold till 2011 anything beyond your guess is as good as mine.
1 bedroom generally has better yield in Icon, however price for loft is cheaper base on PSF.
Prices for 1 bedroom in icon is about 950-1M for low to mid floor. 1-1.3M for high floor.
I had the luck to stay and own both icon and a condo near robertson walk 1 or 2 years back. I prefer Icon because, MRT, market supeermarkets are all nearby and CBD is practically at your door step. Robertson walk area will have quite a big amount of condo completing in these coming 2 years and will make Robertson walk itself look old in comparison. Icon on the other hand has only Altez as a competitor in the next 2 years. My take, Icon will have better yeild in the next 2-3 years.
Just my 2 cents worth. If you need help to look for high yielding units in icon do give me a buzz.

We have a new launch soon ... Dorsett Residences@ Outram MRT ( technically unit is on top of the MRT ) definitely a great investment unit. is a Residential cum Hotel project ( Dorsett Regency ).
