i want to sell my house at woodlands Dr 50 - 5rooms-127sqm at 9th flr.Well renovate & maintained. what is the mkt price. I intend to downgrade to 4 rms flat nearby dr 50.

hi padma,

Greetings to you, for 5 rm @ Woodland Dr 50, the transaction price is around $309k to $337k.
As for the 4 rm @ woodland Dr 50, the transaction price is around $253k to $300k, average price is around $280k for 4rm.

*** For downgrade, you must apply for Bank loan. You cannot use contra because of the bank loan for your new 4 rm house.

But if you bought a 4 rm first, you can have 6 mths time to sell yr 5 rm flat.

Hi Padma,..did u say woodlands?,..now im selling blk 891b,..valued at 320k,..several units also selling in woodlands,..3rm,4rm,5rm,EA,EM and jumbo,..you're looking for 4rm??,...do contact me for further assistance,..as im always in woodlands,im also staying in woodlands...concentrate more in my area,.for your valuation,..itd would be better to get a valuer to get an exact value,..and for that,..i can aply for u...hope to hear from u soon,..thanks,..

Hi Padma,

1st of all u need to do up valuation report request to HDB. (Maybe i can help)

The expected valuation should be anything between $310k-$330k. Thereafter, the sold price would comprise would comprise of approx 10k above the valuation. It is still much dependent on which blk you lived in, which floor, extent of renovation, facing and of course the demand and supply of 5'I' units in your area

The Current Market for a five room in Woodlands Drive 50 is selling between $320,000 to $340,000. In the last couple of months, the lowest transacted price was $309,000 at blk 897B on a low floor.
