The median price + COV($20k) to date is $235K based on transacted prices.
Please note as your flat is unique, the prices serve only as a guide line to the HDB valuers. Nothing beats having the actual report if you decide to sell other than rent.

According to recent transacted prices, it is likely that the valuation of your unit lies safely within $230,000 to $250,000.
The COV will depend on the floor level as well as the condition of the house.
