I want to sell my 2BR 1087sqf Seletaris FH condo. These are the latest URA Caveats Lodged on Seletaris:
(1) $1,000,000 1636sqf $611 psf
(2) $720,000 1119sqf $643 psf
Can i sell mine at $675,000 1087sqf $620psf?

Dear Mat,
One way to look around at this problem is to think from a buyer's perspective. Assuming a buyer is taking a bank loan, if you are asking more than the bank's valuation, the buyer will have to fork out the excess in cash. So you might consider getting an indicative valuation of your unit done first before setting the asking price of the unit.

Hi Pi Mat,
Whether your unit can sell at $675K will also depends on other factors as well, like its facing, renovation, level, etc etc.
You can always set your goal in the asking price, but the bank indication and willing buyers are also a matter.

Those caveats are exercised on 10 April and after some bargaining. As such, do not reflect correctly the initial asking price and how much discount have been given. In order to position the asking price with room for negotiation so as to maximize return, you would like to know past transacted prices (which you have done it) and also current asking prices of similar units in your condo. As buyers generally also looking and compare prices with similar units in nearby projects, it would also be good to know their past transacted and currently asking prices because they are also your competitors.
I can prepare a detailed report with these facts & figures. Selling property is a complex business as such, some research and home work are necessary.
