Hi, I plan to to buy a condo at the prime district (D9 or D11) for own stay. I am considering condo at River Valley area & Steven Rd area. Which area will have better future upside when the property market rebounds in future ?
Also, which of the following condo is better in term of location & good value for money :
1. The Cosmopolitan
2. Rivergate

To answer the question of "better future upside", we can look at how much the property has fell for the past year. 2007 July to 2008 August
RIVERGATE: ~2250psf to 1600 psf
COSMOPOLITAN: ~2380psf to 1500 psf
The percentage if price reduction is somewhat comparable for this 2 development.
Since you are looking to buy for own stay, in addition to future upside, other factors such as location may be an equally important factor to consider.
COSMOPOLITAN:
(1) Located at the intersection of River Valley Road and Kim Seng Road which is a busy intersection so noise may be a factor.
(2) Has 228 units, somewhat more exclusive than Rivergate which has 545 units.
RIVERGATE:
(1) Located beside Singapore River and encapsulated by a road that sees less traffic.

Residences in the prime district esp in the city are for the WORLD! Spore GOVT would welcome foreigners to pay premium prices for these properties but properties in suburban/urban are monitored closely by GOVT. D9 and D11 are both good. Choose the one which is near MRT. Contact Doreen 98226564 for more detailed advice.
