I have a few HDB dwellers coming to view FH Land-Titles Landed property which is 3yrs old after A&A. Bank indication value at S$2.1mil with land size 3300sqft & built-in 2000sqft. A lot complain built-in very small & very pricey, i wonder how big is a strata-ttles 99yrs LH HDB floor area. It is a prime location at senette estate, city fringe, which means u own this piece of land. Queenstown HDB with remaining 70+ lease cost S$458per sqft & outskirt bukit batok HDB cost on average S$325per sqft with 80+yrs lease remaining, pls comment whether all these HDB dwellers know the market rates?

Hi Albert,

May I ask: are you marketing the property on your own? Or are you hiring the service of an agent?

If you are using an agent, his job should have to qualify the prospects before letting them view your place. It seems that these prospects could just be "window shopping" and wasting everyone's time.

For your information, 2000sft is spacious by any standards. The biggest HDB units are generally nothing more than 1600sft, with exception of few jumbo units that are close to 2000sft as these units are a combination of 2 units.

I am also currently marketing a 999lease hold landed property (Semi D) at Chiselhurst.

Hi Toon Hwang, i hv sign exclusive with propnex for 3mths. I almost sold it to a retiree businessman over 65yrs of age at S$2.2mil last dec but unfortunately bank only willing to lend 80% to him. End up he bought an S$1.38mil inter-terrace & become my neighbours a street fr my hse with no loan.

Hi Toon Hwang, many come with the mindset of buying FH Land-Title Landed property with HDB price. One keen buyer arm with only S$1.5mil hope i will sell to him but little does he know i reject a lot with S$1.9mil price tag. To me, S$1.5mil now can only buy inter-terrace of land size 2000sqft or strata-title condominium. For eg, currently i hv only S$2.5mil, can i ask GCB owner to sell me at S$2.5mil, it will only be a laughing stock on strait time tomorrow.
