I was interested in a groundfloor unit and I see advertise price by some agents advertise at $950k Shouldn't the psf. for the PES/Garden be less or at least half the price of the actual built-in ? I checked with several bank valuer and I was told the psf for a 969sq ft(built-in)and 355sq.ft (garden)= 1324sq ft should be below $620 psf. Will the expert advise me on this.

Hi RJ,

Your concern is valid but try looking at another angle; would it be less confusing if a lower PSF (than typical unit) is used and multiply by the total floor area, including that of the PES area? This way, you do not need to dispute on the size of the PES.

Are you only interested in Dover Parkview? Would you like to explore new freehold launches whereby you would be buying directly from developer?

Its really subjective to whether the PES price should be half or less than half the price of the actual built-in as some developers don't sell the PES at a discount to the owners.

Even if they do, owners might sell the PES space as a full priced psf should the entity be rare in the project.

You've seen penthouses selling at full PSF for the rare commodity of it. Ground floors are the same as there's also the group of ground floor lovers who loves the use of its PES.
