I am buyer looking for a 5rm-EM or EA in the quieter areas(Yew tee, sembawang, bt panj).My HLE can loan up to 480k.CPF has 110k. But COV only 5-10k. Wondering is it possible to get one walking distance to MRT.Or should I quit looking..

Hi Lynze,

In business, everything has a negotiation point. It depends on how we negotiate by using charisma and influencial power. The sellers wouldn't be calling the price forever, and when the market turns, thats the time that you call your price. Cheers!

Now its sellers' market. Many asking for high COV between 20 - 40k.

Hi Lynze,

Frankly speaking, it is pretty tough to buy a flat with $10k cov near mrt station. If you seriously want to get a flat now, I would advise you to increase your cov amount.
