Hi, Now I'm living in 5DB in Jurong west.May I know how much is the estimated price right now if I were to sell my house?Im looking for 4rm flat at jurong west st 52.If possible blk 520 to 530.Can you tell me how much is the estimated price? thank you.

Dear Roslinda,
Your 5DB HDB should be the one near Jurong Point if i'm not wrong.
$410K to $450K is the price range your unit should be able to fetch if your 5DB is in the area i had mentioned.
But most importantly, a proper selling and buying financial calculation needs to be done in order to determine what should we do the next step.
Personally, as i'm staying in Jurong myself and specialising in Jurong as well, i believe i should be able to provide you the assistance that you most needed.

Benjamin here, it would be hard to explain all the details here, as i believe right now you have many doubts and concern in your mind right now to be cleared like the price involve, the selling and buying price, financing and even the logistic issue of how long it take and when to move and how to plan the moving out.
It would be good if we could have a discussion face to face for a clearer view.

Its difficult to gauge without more property details. However 5DB should either be near Pioneer MRT or along Jalan Bahar Road. Please pte sms/email me your details so that i can give yourself a +/- $10k estimate.
Nevertheless, a 4rm withing Blks 520-530 should rather rare in the market. There is not any units for sale currently. A fair Valuation now ranges between $285k to $290k. COV currently is between $30k to $40k.
I would very much suggest yourself not to sell first, and to buy first as there is no lack of buyers, but lack of new listings in your desired blocks.
