Dear Gurus,
I would like to find out if i would like to join as a property agent. How should i start? And should i join for commerical/industrial/HDB/private property as a start? I have been in sales line for many years. Deal to family committment, i step down as a home maker. But during this period of cafe search for my relative. I am considering, maybe i can work as a part time agent. However, i also dont know which company should i join. I heard HSR/ERA/C&H/propNex/Hutton are more towards HDB/private Pty adn knight Frank/Orange Tee/SLP are towards commerical/industrial. How should i start? Thanks

I can, somehow, understand your doubt and uncertainty.
In one of my recent comments, I stated that its not about the size of the company. While there are more agents handling or specializing in residential(HDB Re-sale or private)residential properties, there are lesser nos of agents in the commercial much less industrial sector. In fact in almost all of the agencies there are agents of varied specialization.
I focused in commercial and industrial sectors, I chose these sectors because I have the "luxury" of servicing mainly corporate clients only during the weekdays. Its day job, its weekday job.
Real estate agents have to be very disciplined, because you income is dependent on your results and performance.
IF you are able to be attached to a good and supportive manager/ mentor, its a bonus.
I suggest you "shop" around first,call up to all those who have responded to you, me included, find out for yourself how you can "fit" in to this industry.

Hi April,
DWG is as leading real estate agency with close to 5,000 real estate professionals. You probably would have heard an accreditation program may be needed for anyone who wants to join the profession. At this juncture, no concrete announcement to state that anyone who wants join as a housing agent must sit for an exam (e.g. CES or CEA or CEHA), and pass before he or she could approach to join an agency. However, we are all expecting this to happen within the next 6 months or even earlier.
I probably assume you do not have any prior experience as a housing agent? To kick start, our agency prepares for new agent to enrol in our Ultimate Power Selling - UPS Course to understand the basic and general rules of HDB and private property resale, salesmanship skills, law of property, etc.
As a group, we provide you with more real-time experience trainings, OJT, 3rd Party connection sessions.

I'm from Huttons Realestate and i think that for a start it will be better to start with rental of HDB and private properties first as for a headstart you will need some capital if you want to do sales for properties. Rental is fast cash and good money too. You can also leverage from what you've learned from doing rental and its procedures. It will be greatly beneficial in terms of finances and also understanding on the terms and conditions, rules and regulations. Sales regulations are very much tougher but assuredly the commission is higher. It depends on what you want to start with.However when it comes to Commercial and Industrial, I would advise you not to start with it as it is alot tougher and tedious as alot of onsite searching is needed, very time consuming too. What I did when i first joined was to learn step by step, from rental then eventually moving on to Private sales and now learning HDB. HDB has alot more regulations though. Huttons is specialise in dealing with private projects and the commission is comparatively higher than the rest of the companies. Chances to join a showflat in Huttons is higher than joining a showflat in other companies. You may contact me if you wish to join and i can advise you further. =)
