Hi John, I highly agree with Howard Teo advise. You have to check on your eligibility to buy include few other aspects that was mentioned related to your purchase. However, you did not stated clearly if you are a first timer buyer or have bought a flat before. Pls note if you are first timer buyer, it is advisable to buy direct with HDB for a 3rm as the selling price far way different from the open market.This will lessen some of the costs and expenses such as you need not pay cash above valuation and can utilised the funds that you have for renovating purpose or others.

You also have to do some research on which area has the lowest price selling in the market. This is to suits your budget base on your household income.

Pls note the more pricy property that you buy means more maintenance and expenses.Try not to buy property which is over your ability and monthly cpf contribution that goes into your ordinary a/c every month else cash topup is needed!

Few questions you will have to ask yourself,

1)Will you be taking HDB loan or bank loan? Besides the Cash Over Valuation, for downpayment for HDB is 10% from CPF.

For Bank loan, it will be 5% cash + 5% CPF. Maximum loan granted 90% of valuation up to 30 years or the age of 65 which ever comes 1st.

2)2nd questions? Which location do you want? Most sellers are asking for Cash Over Valuations although it is not as high as last year. I can email you a list of the latest median COV of all the estates.
