Can I sell my 872sqft 3BR mid flr at The Woodgrove for at least $530K? Is it possible for me to sell it together with a 2years leaseback agreemnet at $1,800 per mth?

The Woodgrove condo in 2008 highest transaction is $567psf and 2009 drop to $489psf.
From this data shown that The Woodgrove price dropping due to the age of property.
Anyway it depends on willing buyer.

1 3bdrm unit 983sf High Floor at The Woodgrove is calling for about $490K (for your info). Buyers do look at age of property and vicinity before deciding on the buying plunge. The Woodgrove is nice condo with the American school nearby, but it is already 13 years. Buyers are likely to compare with the NorthOaks EC, The Rosewood (2003).
It is possible to sell with tenancy to my investors. At $1800 rental, the rental income yield is 4.075% if sold at $530K. At non prime district, a 4.5% or above may be more interesting for investors.
