Is it a good time to be buying a propery? the sentiments seem to be that prices are coming down. Should we wait?

Hi Gilbert,
there will be quite a number of new supply of condominium units in orchard area being launched in the upcoming months (at least 20000 units in 12 months). Already, rentals in the area have been affected. [I cannot say much about other districts as I mainly specialize in D9-10]
Nevertheless, I still remain optimistic about the economy recovery in particular the vibrancy of the Singapore market with the opening of the casino. Those with similar sentiments are getting excited about enbloc prospects potential in D10 & D15.
It would be most prudent to do more research on the specific district you are interested in and then zoom in a few good projects in that district. Focus on what you want, call up a few agents specializing in those areas and you will get a good idea of some good buys in that particular project.

Hi, Gilbert
No one can know for sure where is the bottom or peak. If you are buying for your family stay and do not own any yet, then it is good to buy one considering the low interest rate and slightly easier to bargain for a lower price.
Please work out your financial commitment with your banker and also consider your job propsect. Then you will know your budget and have a contigency plan.

If you have looked in the recent past, speculators have brainwashed the public to believe that the market has been affected by recent events. Thus the market seems to be on a down trend. A lot say that it is a buyers market now and that that those who wish to invest, should buy now and hold for at least 5-8 years to see a nice profit.
I believe the time is about now. Prices are beginning to stabilize a will probably start on an uptrend within the next year or so.
This is my opinion. Some of my colleagues share the same thought.
Another thing you should be wary about is the location of which you would like to purchase. Different districts do get affected by the trends. For example Sengkang and Ponggul. It is one of the newest estates in SG. The value has risen over the years because of the amenities. Careful thought should a course of action as and from there budget accordingly.
If you have already chosen a few locations or for that matter, not even thought of which district you are interested in, and you require some assistance, do drop me a line or an email.

Hi Gilbert, I feel that it is a good time to buy when the price is low. As such, you will be getting good offers at low prices.
But nevertheless, the choice is yours. If you do your calculations and feel it is not safe, do go by your own feelings and judgement. Do not depend on advice from others only.
